Tamara was an absolute trooper, a professional and very honest in coming up with properties that just clicked with me. Life Residential have a good list of properties if you are looking for rental properties in London. You cannot go wrong with them.

*Update as of today, 07 Nov 2025: I finally received confirmation from MyDeposit (the deposit insurance company) that I will get my money back within a few working days. LIFE probably wouldn’t have returned my deposit if I hadn’t contacted the insurance company myself. Guys, please remember to go straight to the insurance company holding your deposit (MyDeposit in my case) about 10 days after moving out! You’ll need to initiate the process within one month after moving out, otherwise no one can help you. The insurance coverage only lasts for a month, but once you initiate the claim, LIFE Residential will have no choice but to respond to them. Took me TWO WHOLE MONTHS of daily pressuring to get to it! End up a guy name Logan Lee was put to do this for me from LIFE, he stopped replying in the end too :) Full Story: Dave here, the tenant from Singapore, in case Life would like to email me directly after reading this. I rented Apartment 209C (the one you can see if you look up from Dean St at United Colours of Benetton, the large balcony on the 2nd floor with garden seating outside) at TCRW Soho, 1 Fareham St through Life Residential (paid £7,269.23 deposit in 2023, insured by MyDeposits). To make things clear, I was not a difficult customer in any way here (refer to screenshot too); just that the deposit being, at this point, taken away from me makes me extremely disappointed, upset, and confused. Ralph, the letting agent, was friendly during the initial application, but once I moved in, the service completely disappeared. I vacated the apartment on 4 September 2025, with the check-out inspection scheduled for 5 September 2025. Despite leaving the property in perfect condition and accommodating every single viewing of potential tenants (agents included but not limited to Lorraine and Tamara), I was told that as of 18 September 2025, no check-out has been completed, and Ashley Griffiths has been barely responding to my emails. To be objective, I won’t even mention the extremely slow response times (up to 2 months) when getting things fixed, or the fact that over the two years I lived here I had 3–4 different property managers, from Mandii to Kalidass and now Ashley Griffiths (who has been the hardest to communicate with). I even had to get Ashley’s colleague, Narcisse (she is a nice and efficient person to work with), to send a confirmation to CEP (Communal Energy Partner) about my move-out because Ashley ignored four consecutive emails from both me and CEP. I was even kind enough to leave my beloved furniture and storage systems at the agent’s request because it would greatly help the next tenants. After two years of giving love and utmost care to Apartment 209C, my deposit of £7,269.23 has still not been returned. Communication has been minimal and unhelpful, and it feels deeply ungrateful that my care for the apartment has been met with such disregard. Life Residential seems to only care until the lease is signed. This experience has left me extremely frustrated and concerned. I expect the full deposit (£7,269.23) to be returned promptly and urge Life Residential to address this issue without further delay. Currently at Attempt #5 email to get my money back. Please use my story as a cautionary tale!

When I moved in on 19 September 2025, the apartment was in extremely poor condition: The ventilation units were covered in thick dust. The toilet brush provided was contaminated. The only lock on the entrance door does not work properly. The shower curtain rail is loose and about to fall. One electric socket in the bathroom does not work. A bathroom tile is broken. The bathroom cabinet door is broken. There are visible stains on the walls and doors. In addition, several items listed in the inventory — including the vacuum, mop, duvets, and pillows — were taken away by Life Residential at my request. I immediately requested, well within the 10-day notification period, an amended inventory report to reflect these changes, as otherwise I might be unfairly charged at the end of the tenancy. However, they have still not provided the updated version. I contacted Life Residential the very next day, but nothing was repaired. Agents visited the flat a few times for about ten minutes each, but no actual work was done. Now they claim that the building management is responsible, yet management is almost impossible to reach. I have been trying to resolve this for 27 days, following every required procedure. I even opened a repair request on the County Hall Apartments system, which was marked as “closed” after one week despite no work being carried out. I reopened it, but still no response. To make things worse, my Goodlord payment has still not been approved, even though I completed it weeks ago. According to Lambeth Council’s official guidance, repairs not caused by the tenant must be carried out by the landlord. Despite this, neither Life Residential nor management has fulfilled their responsibilities. I strongly advise others not to trust Life Residential. They are responsive only until they receive the payment — after that, they disappear, ignore your messages, and take no responsibility.

Our property manager Maquel Thomas was and continues to be extremely unresponsive and unprofessional during our 1 year contract with Whitehouse Apartments. - Property was to be professionally cleaned before moving in as stated in our contract; this was not done even after multiple emails of asking for professional cleaning even after we moved in - Repairs took months to complete; the flush on the shared bathroom was broken for months while we waited for Maquel to respond, amid other (less urgent things) that we chased for months on end with no response - Maquel told us that the landlord wanted the property back for 'family' which is why we could not extend our lease. After we managed to find a new flat, we found that our flat was up again on Rightmove, with a new contract starting one week after our contract ended - To this day (2 months after the end of our tenancy) we have not gotten our deposit back despite emails and calls to Maquel on an almost daily basis

It has been more than 2 months since moving out and I still havent had my deposit returned. I have been prompt in my communications and clearly documented my move. I am really disappointed with this process, once you're a tenant you aren't a priority.

Life Residential promised everything would be done according to our requirements, but once we paid upfront and signed the lease the property management failed to follow through. Though it was in the lease that the property would be professionally cleaned before moving in, the apartment was dirty with the previous tenants hair, filthy old bed linens, sticky counter tops, etc. I had to wait 6 months and write several emails before they put shelving in the refrigerator. The customer service is terrible despite paying over 25,000 pounds per year in rent. Please think twice before renting from this agency.

I cannot be more disappointed with Life Residential!! The property manager kept ignoring our request for repairing kitchen appliances for at least 5 months, we have been cooking with no oven for half a year, also no working microwave for all this time. They are not communicative and I have had to resort to constantly contacting them in order to get anything done. Personally I am skeptical of the positive reviews written for Life Residential as they are completely at odds with both my and other’s experience of Life Residential and I find it difficult to believe that they are treating people so differently. I am currently going through the process of leaving the property (the landlady gave notice to leave 11 months into our 12 month fixed tenancy) and am experiencing the same issues regarding communication above. I noticed during this that the break clause is actually unfair in such a way that it benefits the landlord more than the tenant and I feel that this and others experiences with delayed deposit returns and spurious deposit deductions (that, when asked for proof, have ended up backing out of; has led me to believe that they are taking advantage of international tenant’s naivety regarding UK housing law. They seem to have zero interest in the experience of the tenants and are a liability for landlords should they come up against a tenant who can afford to have legal representation/legal advice.
