   I don’t think this guest house should exist in this century. We got the room 4. Lets talk about the house: 1. One double bed and two single beds. (very old and not quite good.) 2. Very old model TV where you can’t enjoy any OTT or screen share. 3. Very old table with a chair but no mirror. 4. Single door wardrobe with no mirror. 5. Electric cattle and cup but no cutlery in the room. No Oven or kitchen area. (So you can’t heat up any food. Noisy old fridge. 6. No heating control, the owner will control the heating when he wants. 7. Old bathroom, old mirror with lot of spots and no toilet brush. 8. No charging point near bed. 9. One bed lights were broken and to bright yellow light that can make headaches. You have to get utensils from outside of the room. Location is okay, near bus stop and easy to access. Overall bad experience, I think the owner is just looking for the money and not providing the services that is needed. Not recommended.

   Very good Guest House and communication from Kadum, who was happy to help with an issues or questions. Stayed in the room for 3 people and it was very clean and comfortable as well as being reasonably priced. Right by bus stop or a £10 uber to centre of Edinburgh. Would stay again!

   It was very good with a simple way into the city with a bus stop literally across the road. The rooms were very clean and it was nicely compact without feeling cramped. The shower water was extremely adjustable but it did take a short minute to heat up and turn on and off after pressing the button. There were also only 3 plug sockets all surrounding the desk.

   Nice place to rest and sleep! The breakfast is ok, the room is perfect for us and clean. Not too far to Portobello beach (around 20mins by feet), Arthur's seat (25/30mins) and the city center (30mins). We have walked a lot during our journey, but it's really easy and nice.

   It's located a little out of town, but there is a bus stop literally right on the other side of the street, so that wasn't an issue. The owner was lovely and always helpful, the rooms clean and tidy.

   The location was good, we caught the bus into town, made it easier to park As the house has been coverted, the bathroom is very small. Breakfast is at 8:30am, would be good to have it earlier.

   Fantastic value for money! Paid less than £300 for 2 rooms (3 adults and 4 children) and the rooms were large, spacious and immaculately clean. The owner was pleasant and helpful. Good selection at breakfast. WiFi inciuded as well as kettle with tea, coffee and biscuits. Plenty of towels given. Good location

   Good guest house, Kadum, who runs the place, is very helpful and understanding. As we had to check in quite late, he was very accomodating and left the key in a safe place for us. The room was very clean and spacious, the bathroom was neat and there was towels etc. The place has a very homely vibe. Tea/coffee making facilities are also available, and there is a small TV. Only thing is the shower is not very powerful, fine for most people, but not what I'm used to! You can park on the streetside, but it may be a bit difficult to find a space. The breakfast was delicious, and the guest house is in a good location, with Authur's seat quite near to the place. I would recommend this place.
