My room was clean and had everything I needed for 1 night in Edinburgh, including tea and coffee. The location is not super central but not far from town either (15-20 mins drive). My self check-in went smoothly with no issues, although I only received instructions on the day and I ended up having to email and call beforehand to follow up. Would recommend to anyone who needs a place to stay near Edinburgh at a relatively good price.

The accommodation itself was acceptable, but after leaving my Apple Watch cable and adapter in the room, I contacted the owner who said she would look into it but ignored my calls and messages for a week. When I called again, she said no one had found the cable, which is why she hadn’t responded — and after I mentioned I would leave a review, she told me she didn’t want to talk and advised me to contact Booking.com. This behavior is highly unprofessional and shows a lack of respect for guests’ belongings. Future guests should be aware and cautious when booking here!

This place is excellent. It is very conveniently located, with numerous buses reaching the city centre within 15 minutes. The staff were highly helpful and friendly. The room we stayed in was very pleasant, with a door window leading to the backyard.

An experience, pros were that the room was clean. Downsides, confusing checkin procedure and spent 15minutes talking to a ring door bell that was reception, with noone on site. Advised to get a key from the lockbox which was empty, and then provided a different lock box code to finally get a room key. Parking for 2 cars, in reality it'll fit one car, and if you've driven there you wouldn't take your car out of the parking space as it'd be gone very quickly. Room was ok, couldn't open windows or control the temperature at all. All in all, poor. Would not recommend and would not revisit. Best part was the room being clean which is a basic standard really.

I don't understand how this guest house has such positive reviews. Maybe we were just unlucky the night we stayed or maybe those glowing reviews, like the incorrect information on the notices in the rooms, date from before Covid. Difficult parking, house on a main road into Edinburgh, no pre-booking information, very old fashioned shower, room clean enough and warm, but main issue was lack of pre-stay information, including the fact that it's a keydrop/set of lockers with codes to retrieve keys, the intercom doesn't work so you can hardly hear what's going on when you arrive, and we had to ask several times for someone to come and help, when they did we found out we'd been given the wrong code. Would not stay again and would not recommend.

Probably the only hotel I’ve stayed in that I loved the interiors since I started staying in hotels in Edinburgh. While my room was colder than I thought, there was an Asian assistant who brought me an oil electric heater that kept me warm over the first 4 days. The host may not be fully conversationally English but if you speak calmly and gently she will definitely understand you and be able to provide whatever you need. In my case, someone else was speaking with her and tended to confuse her until I take the phone/line and talk to her then she understands our request

A bottle of water would be nice since its far from center and we arrived late. And some food vending machine. Excellent rooms and toilet. Warm and cozy.

17 year old daughter booked 2 nights to visit the university, rail disruptions forced a cancellation, politely asked for a partial refund as at 17 money is tight, point blank refused yet they have resold the room she had booked thus making double the £170 she initially paid, absolutely heartless , they're not out of pocket they have made double and won't refund a 17 year old student a partial refund.
