We had a pleasant two-night stay and an overall very comfortable experience. The room was clean and well-maintained, and the instructions for accessing the room were clear and easy to follow. The location was convenient, and all basic amenities were provided. We would recommend this place to anyone looking for a short and comfortable stay.

It was the worst experience of our lives. Before our booking, we asked this place if it's possible to get room with 2 seperate beds. We got positive answer and that was one of the reasons why we decided to book this room. Another reasons were good opinion on booking - sadly I recommend you to read google opinions first - these are sadly, similar to ours. When we arrived, we got room 35. Really small room where you literally can't move - and one bed. Oh, and toilet (not big, but still like 50% of the "bedroom") that won't close good enough. One chair (for room for 2) places perfectly so that you can see person sitting on the toilet. How lovely. We did not pay for THIS room, so we wanted to communicate with someone. It is posible - by some kind of intercome, ignoring request to meet and talk eye to eye. So we were talking to wall, literally, with we don't even know who. Thank god someone came and seeing we had a clear problem decided we can talk to her. We were lucky on this one, because as we read after on google opinions - it's not often to have posibility to talk to a real person there. Woman understood our problem and was willing to help. We were grateful at this point - she went to talk to menager and came back to us with solutions. We decided to move our room next day as it will be free starting the next day. We got another blanket and the next day we were to move rooms - and buildings. But if that was it, this opinion propably wouldn't appear. It was iriitating, but woman who took care of us was nice and willing to help. I guess we were lucky that we meet someone normal, not just a speaker on the wall. The other day, we moved to the room 14. Bigger room, two beds - finally, we could breathe. Not for long though. The woman we talked to told us that we can stay in room 35 for 1 night, because they are fully booked and have no spare room but we can move the next day to the room 14 and stay there for the rest of our visit. That's why we agreed. Moving 20kg suitcase and all our belongings is not the best thing and something you want to do for your whole viist. Right? I believe it's quite normal. Again - we agreed to this scenario as we didn't want to make a scene, just wanted what we paid for. How surpised were we, when after 1 night in room 14 we decided to drive somewhere further from edinburgh. And durning our journey, when we were a long way from this "hotel" we got a phonecall from them saying that this room is not ours and our suitcases shoud not be there but in room 35. Lady on the phone said that we should be back in room 35. You can imagine how mad we were, and people on the bus must have had fun hearing how I'm trying not to burst with anger and still speak kindly to person who, maybe couldn't understand me! As kindly yet firmly as I could I tried to explain that it is in fact not right and that is NOT what we agreed to. Am i the one to tell you what is going on in your hotel? Do I need to explain to you what your menager said? Can't you communite? Were we supposed to move BUILDINGS for 1 night and then do it again? and again? We were right, lady on the one said "sorry", no explanation. Yes, sorry that you made us stressed for our whole day. We just wondered if our suitcase will be still in the room, maybe on the hall? maybe throwed somewhere as it shouldn't be there? Should be already book anotehr room as we won't have place to sleep for this night? Maybe we'll got another call next day with "What are you doing in this room!" message? We wouldn't be surprised. Also, the fact that stranger visits our room to "clean" is not in our favour but there is no card to place "do not disturb". I know there are people who likes it - we sadly don't and we don't like to be disturbed. They reccomend you not to leave things in your room couse if something gets stolen - they don't care. We work with people, we know things happens. But if you know there is a problem - which you knew, you try to change it. And if your personel cannot do their job correctly, maybe you should change your personel.

A very calm and clean place with friendly staff. The room was bright and tidy, equipped with a hairdryer, iron, and a kettle with coffee and tea. Highly recommended.

Overall a very pleasant stay in a boutique style room. En-suite shower and bathroom, large bed, and all the necessary facilities. The only reason I marked it down, was that the bed, for us, was way to hard, and played havoc with my back, sadly, and a couple of the fittings, shall we say, had been retro repaired and not in keeping with what they were trying to achieve with the room

DO NOT STAY AT THIS HOTEL. Allison House messaged me that my roomkey would be in a lockbox at the front door when I arrived -- it wasn't. I was fortunate that other guests were able to let me in minutes after I arrived, and that someone had left my room key out in the entryway (though I don't like the idea that anyone in the hotel could have taken it). THERE IS NO RECEPTION OR CUSTOMER SERVICE AT THIS HOTEL. There is a Ring doorbell at the front door and on the ground floor of the hotel, but no one ever answered it during my stay, for me or anyone else. The listed phone number goes direct to a voice mail message that suggests communication by email, but no email address is given or listed on their website. I only ever communicated with someone from housekeeping and a nameless person through messages in Expedia. I asked customer service for a fan after a hot, sleepless night -- I was told I would receive one, but never did. Housekeeping also came by my room once while I was dressing after a shower, and assured me they would return. Again, they never did. The location is fine, and the rooms are clean. But if you are looking for friendly and helpful service (or any customer service at all), look elsewhere.

It was what we needed - a cheap hotel for a weekend. We were in room 5 - first floor on the main road. The windows are quite thin, so it can seem quite noisy, particularly as the road is busy. However, it gets quiet enough at night. Beds are quite tired, you can get comfortable, but arenβt the best. Iβd recommend bus from city centre, of which there are tonnes - like one every 5 mins or so. During our stay there was no sign of staff (we were there two nights). Not a problem for us - in fact it was quite novel. However, Iβm not sure what weβd have done if we needed assistance. Iβd book again, but I would perhaps make a request to have one of the rooms not adjacent to the road.

Good price for a comfortable bed. 4 star rating because there was no shampoo/conditioner in the shower alongside the curtain rails looking like they were about to fall off, and the room being way too hot. Bed was large but not long enough for me unfortunately.

Pros: Nice view from the bedroom of Arthur's seat. The room is a good size (12). Cons: The sheets had small hairs from previous guests, pen marks and were very warm and not soft. The mattress and skirting also felt / looked quite aged. We had requested a quiet room, but it was quite noisy with you being able to hear every guest coming and going, on our floor and the floor below. Water pressure was very poor in the shower and the shower space was very small. The previous guest's black underwear was left hanging in the bathroom behind the door.

The room was old and tired. My window was ajar when I came in and this room was in the basement, so just imagine the dust and whatever that's gone in. I was ironing my shirt using the hotel's iron, then all of a sudden the alarm goes off in my room which took ages to turn off. Not worth the money. However, location's perfect!!

Clean and tidy accommodation, walking distance from the centre. Room was spacious, bed comfortable and linen clean. In bedroom you had small tray with coffees and teas, no food or snack, which would be nice touch. We had room facing garden, so it was quiet, but house is on busy street. Window was screwed shut and shower door was repaired with piece of wire. There is space to park maximum three cars in front. Overall good accommodation for the price but you can see it is bit worn out.
