Iβll start with the positives. The room was big, warm, clean and tidy and the bed was comfy enough too. There were plenty of towels and tea/coffee supplies too. Unfortunately, when I arrived the manager had no record of my booking so left me standing outside (thankfully it wasnβt raining!) while he phoned the owner to check. Even though the doors and windows were closed I could hear them shouting over the phone, which wasnβt the most welcoming start! That sorted, i was taken in and shown the various keys to the doors, most of which had broken handles (including my room which couldnβt be closed without locking). There were several broken items within the room and en-suite, including the coat hooks on the back of the door, the towel rail, the mirror light above the sink, and the toilet seat which was not fixed to the bowl! The curtains were too small for the window, with no blind or shutters behind, so lots of light and noise from outside came in. Noise was a real problem generally and you can hear everything going on inside and outside the building as there is no soundproofing. Generally everything could do with a lick of paint and the wallpaper being stripped off and replaced. That said, I didnβt hate my stay here, but I wouldnβt stay here again.

Went to this guest house a couple of months ago it was a very reasonable price as we were staying for 3 days, it's close to all the sight seeing places in Edinburgh like princess Street. The room was clean and the staff were very kind and helpful. I'd definitely visit again.

This is not a safe place to stay at. The key to one room opens doors to all rooms. Through some unfortunate turn of events where I left my keys in my room, I had to ask my neighbor to try his key and see if it fits (because the staff was non existent and unreachable through the phone number provided and I needed to catch my train). The smell in and outside the rooms is horrible and for most of the rooms the bathroom (and toilet) are down the hall which means it is not an en suite and you have to walk by 6 rooms to visit the toilet. Absolutely not recommend this place, especially not for solo female travelers.

Room was absolutely shocking. To the fact i couldnt stay in it. Dingey awful decor. Looked like a homeless halfway house. I had to leave Edinburgh in a family emergency and they wouldnt even show any compassion for what had happened. I asked for a partial refund but it was refused. Id never book this smelly little run down hovel again. The place is rotten and dropping to bits.

The rooms were pretty good. The bathrooms are tiny. The overall stay was quite pleasant. The host was nice and the place had a very homely vibe to it.

Ok place to stay, just within reasonable walking distance from old town etc. Clean and quiet room, but bathroom, even though not shared, was out in the hallway, which we were not informed of in advance. Beds a bit soft for my taste.

Great for a couple of nights if it's a cheap night out in Edinburgh, room was clean and tidy. Bathroom was privet but off a shared corridor, had a lovely chat with some I bumped into whilst dripping wet from my shower. Good service. Easy.

I stayed here for a few nights at a cheap non-festival rate of Β£26 a night. The room was absolutely tiny, you had to crawl over the bed to get to the window. The advertised "garden view" was just a little glimps of some shrubbery through a basement window. The "private bathroom" consisted of a small toilet room across the hall, unlocked, and a shower room next to it, also unlocked and positively filled with mold. Due to the abundance of mold, I couldn't use the shower room at all, just opening the door made me cough and gasp for air. There's a sink in the tiny bedroom, which is usable for brushing teeth and a quick wash, but is surrounded by carpeting, so that's a bit odd. The room is reasonably clean and while you can hear every word your room neighbours utter, it was actually relatively quiet. All in all, it was acceptable for the low price I paid and for just three nights, but as it's quite more expensive during busier seasons, I'd advise to find a better place, especially if you're staying for longer than just a few nights.

Don't stay at this guest house. We had a terrible experience and I'm extremely disappointed. The rooms are quite dirty, there was mold all over the bathroom, and the owners are completely non-existent and unhelpful. If you have a room with a "private bath," it is not en suite, it is a separate room down the hall. There is no turn-over service, period. Everything is terribly outdated and in desperate need of maintenance and updating. The beds are full of uncomfortable metal springs and the pillows are flatter and worse than the ones you get on planes. The worst thing of all is that we returned to our room in the evening to a hallway filled with cigarette smoke (non-smoking hotel). We buzzed the owner and knocked on their door beginning around 7pm to try and have the issue resolved. No one was on site and no owner returned to the site the entire evening. We ended up giving up and going to bed to a smelly disgusting room around 10pm. We left the owner a note that we were bothered by the smoke and would really appreciate it if the situation were taken care of. Nope - nothing. No response, no action. Woke up at 8am the next t morning to smoke again. Came back to the hotel at night to smoke. The owners wouldn't even show their face for check-outs. They put a note in the entrance way that says just leave your keys here upon checking out. They take no responsibility or care over their facilities or guests. It was a terrible experience, the worst place we stayed our entire two weeks in England and Scotland. Stay away from this place at all cost. It should really be shut down and boarded up
