   Great hotel, very close to where I was needed as well as to shops & restaurants. 4 stars due to how absolutely roasting the room was with little to no ventilation or air-conditioning. Despite that I still enjoyed my stay!

   We collected our keys from the keysafe near the front door. Instructions were sent via what's app. No issues gaining access. The room was big and clean. Good shower. Lots of bars and cafes close by. 20 minute walk to the train station.

   Stayed in the single room - great for solo travelers who don’t want to pay the expensive Edinburgh prices. The house is old and charming, very clean. The room was small which was perfect for just me. It was quiet. I never saw staff besides when I checked in. Did not get breakfast since it was an additional fee. Very close to multiple bus stops.

   Stayed here for Fringe Festival. It seemed it was just outside most of the venues which was great because we didn't have loads of loud tourists outside the room. It was very close to venues in general though which was perfect. The room was adequate though the bed frame was somewhat creeky. The bathroom was fantastic but the floor tiles would move slightly when stood on. It was warmer than usual and it would be nice if the hotel would do as others I stayed at and include a small fan in the room. Can really help cool a place down. Service was interesting. I almost never saw anyone present at the front desk. Notes on the front door have you all the info needed, but I always enjoy interaction with the staff. Had I needed anything, I'm sure I could have obtained help. It was just very different from what I've experienced. But a nice stay overall

   The location was key to visiting Edinburgh. There was loads of options for dining and recreation in the vicinity as well as quick and easy access into the city. The room was very well presented . It was very clean, comfortable and well equipped for my overnight stay with a comfortable bed. Breakfast was a great additional option and was very tasty. I would certainly return here if visiting Edinburgh again.

   Nice guest house: original features with modern bathroom. Clean, well looked after. Very helpful Manager. If you have luggage I would recommend taking a taxi from the railway station. Bit of a walk! I would definitely recommend it

   Just returned from an honestly fabulous 2 night stay, exceeded expectations. Clean, welcoming lobby, had character: all for great value (breakfast included which was good in itself). Fantastic modern bathroom and Scottish inspired furniture. Would stay again. Bus stop 50m outside with frequent (and i really do mean frequent) bus services to princes street and beyond!!! A great base to explore edinburgh without splashing the cash.

   We have just come back from a 5night stay at this guest house which we picked at the last moment due to the first hotel cancelling at the last moment ,2nd choice had bad reviews so we cancelled. They say sometimes these things happen for a reason. This guest house was so comfortable, lovely room at the top of a Victorian building with character. Very clean, great service , lovely breakfast. The owners and staff were very friendly and you could tell they wanted you to enjoy your stay with them and in Edinburgh. Leaflets available inside the door to browse. Check out at a reasonable time but we were allowed to leave our bags to collect later. It may not have been right in the centre of the city but walking distance to The Royal Mile and Waverley Station or plenty of buses to take you there . Would not hesitate o go back there again. Thank you for making our stay so nice.
