The service we received was absolutely fantastic especially from Alexander - a credit to the hotel - albeit, the bar staff were a little slow. We had 3 meals - afternoon tea, dinner and breakfast and each one was of the highest standard. The dinner menu looks a little restricted but for good reason, as all the courses were superb. Just a mile from the city centre, the hotel was a fantastically lucky find. well done all the staff would recommend it to anyone

A ways from the Royal Mile, but this hotel cannot be beat for service and amenities. The front staff was friendly and accommodating. No request was too small or too large. My wife and I felt welcome and appreciated from the get go. Our hosts had a wealth of information on local opportunities and options. The room was spacious and incredibly comfortable. Highly recommend this top notch hotel. It was the best of our 12 day stay in Scotland.

This was a fantastic hotel in a very great central location to the west end and the main highways. The service was exceptional from all staff, particularly Alexander, who made our visit special. The food, two breakfasts and a dinner, were amazing and the bar was quaint. The room amenities were above board, including drinks, snacks, cleanliness and service. We will definitely stay here again when we return. Five star all the way.

Just enjoyed a 2 night, excellent stay, at the Roseate. We were greeted on arrival by Alexander, which just kicked off the 5 star treatment we received throughout our stay from all staff. Nothing was too much trouble for any of them and they couldn't do enough for us, some going above and beyond. The room, in the main building, was comfortable and clean with all you could need, hairdryer, iron & ironing board, tea and coffee making facilities, minibar, safe. There was plenty of hanging space for clothes, plenty of plug sockets and even charging points for phones. We had breakfast both days at the hotel, experiencing both the cooked and continental breakfasts.... both were delicious. The hotel itself is perfectly situated, with a bus stop right outside, where you can catch a number 26/31 straight into the city which takes no longer than 10 minutes. In the other direction, you can find Murrayfield Rugby stadium, home of Scotland and Edinburgh team, just a 10 minute walk. Definitely recommend staying here and we will most certainly be back. Absolutely loved our stay at this hotel (previously the Dunstane) last summer. The decor is lovely and the food was excellent, both for breakfast and dinner. We had one of the larger rooms and the giant copper tub came in handy to soothe muscles after a long day of walking around the city. Would definitely stay here again the next time I’m in Edinburgh.

beautiful house. very well decorated. we had an executive bedroom which was beautifully decorated and the bed was confortable. Staff is nice. very good breakfast and cocktails. But the bedroom was on ground floor with view on a wall (not nice) I thought we would have had a better view by booking an executive bedroom. the hotel is a bit far from city center. Also one of the wardrobe was dirty: stains on it. This is bad for a 5 star hotel

What a lovely boutique luxury hotel. Convenient location and easy access from public transport or taxis. The rooms are cosy but luxuriously decorated with clean, top quality linen. Staff were also friendly and helpful. The bar and restaurant is also perfectly lovely. Appropriately priced and would love to stay here again.

We didn't stay here but enjoyed a fantastic night trying gins and cocktails. The staff were all so friendly, helpful and informative, we had fun chatting to them and finding out about where the different gins were from. The bar area was cosey, we sat by the fire and it all felt luxurious, with one of the best atmospheres I've experienced in a hotel. We decided that we would definitely come back and bring our partners for dinner one night soon. I can't stress enough how impressed I was. It's nice and close to haymarket train station (and the trams to the airport or across town), just a few minutes walk, which is ideal for us who live outside Edinburgh.

We stayed here with our close family over our wedding weekend. We were so well looked after, the staff were just lovely and went the extra mile for us. The decor is really quirky and stylish and rooms are very comfortable and clean. Lots of added wee thoughtful touches throughout. Had a delicious meal on the Friday evening in the Stroma suite which really set us up for the weekend ahead. Felt like a real luxury place for our wedding weekend without being pretentious, can’t wait to go back for our anniversary.
