We had a good room, thankfully. The shower temperature was fine, although the shower tray did flood slightly, so you just had to be careful it didn’t overflow. The room was clean and tidy, and the cleaner came daily to refresh it, which I thought was a lovely touch. This is not fancy at all it’s basic, but a very nice, quiet place to get your head down. It’s definitely a no frills experience, so if you’re used to luxurious accommodation, this probably isn’t the place for you. We thought it was great, and it’s very close to a bus into the city. The bus costs £5.00 for a whole day, you can use it anywhere, just tap your card and it caps at £5.00.

Nothing fancy, but all I wanted was a clean comfortable bed and a decent shower. Not to everyones taste if you like fancy decor. Evidence of work being done to improve things, and small tweaks could make it easier on the eye. Service was excellent, nice to see a real person for a change. Very helpful and considerate to my needs as an ambulant disabled guest. I will be back.

Yes it’s in Edinburgh, yes it’s a house, but no it’s not a hotel, more a hostel. What an awful dump. I had a lapse of judgement due to money and time and booked after another member of our group said she had found somewhere cheap. The photos didn’t look as bad as the reality and that’s saying something because the photos aren’t great of the place. The room we had was up a steep staircase that led to a pokey, dingy, wooden cladded dump. The whole room looked liked someone had got a load of old bits of wood from their shed and hammered it together. The curtains were all hanging loose like some drug den and the ceiling and walls had dead flies and moths squashed on them and stains that looked like drinks had been spilled down them. The only place to hang up clothes was a rail that hung over the small table where the tea/coffee tray was. I suppose if I wanted to be generous and say something positive, the bonus was you could put the kettle on and steam iron your clothes. The ensuite was equally as dismal. The grout was all orange with bacteria and the shower was pitted with black scratches and there wasn’t even a plug cover to hide the dirty drain. The ceiling paint was peeling off all over. The bath towels were not a generous size and had a really awful smell about them as you dried yourself. They had seen better days but we had no choice but to use them. The pillow cases didn’t match and I couldn’t bring myself to look under the pillow cases as the pillows already felt like they came from a supply dating back to WW11. The actual bed wasn’t too bad so I suppose that was a blessing. Unfortunately, we had booked two nights here which was not refundable but honestly couldn’t bring ourselves to stay the second night so left the next day. I would give it no stars if I could.

The location is convenient, about a 10-minute walk to the nearest tram and bus stops. However, our overall experience was disappointing. We stayed for two days, and there was no Wi-Fi throughout our stay. When we asked the reception about it, we were told it would be fixed the next day, but that never happened. The rooms are quite small, and no sound block was not able to sleep sounds from next door along with bed which was extremely noisy, making it uncomfortable to sleep and disturbing. What was even more concerning is that the staff entered and cleaned our room without informing us or asking for permission. When we returned from our city tour, we also noticed that my selfie stick was missing, though i can't be sure what happened to it. Overall, I would not recommend staying here the facilities are poor, the management is unresponsive, and the comfort level is below expectations.

Great budget stay in Edinburgh! The location near Leith Walk offers easy bus access to the city centre. The rooms are clean, comfortable, and a good size. Staff were friendly and helpful. Fantastic value for exploring the capital!

Difficult to find how to get there in the dark, until a helpful bus driver told me which bus to catch which would take me right past the door. Once I checked in, I found the room to be very clean and comfortable with everything I needed. The bed was very comfy and warm and the shower in the morning was just at the right temperature. I always like a cup of tea first thing in the morning and the hospitality tray provided all I needed. I will definitely stay here again (now I know how to get there... Ha ha!!)

No idea why everyone is complaining. Yeah the place is old, but that's its charm. Our room was big and warm, and the shower was amazing. For the price I can't complain about anything.

It is actually quite good. The bed is clean and really comfortable. And it is beautiful to look outside. Although the house might be a bit old, it is still really relaxing to stay. I would definitely come back again.

Near the bottom of hotels I’ve stayed in, but not quite the bottom. Staff was kind, no problems there. The layout of the hallways getting to our room was completely ridiculous, and a fire hazard. Common area smells of weed but room was clean and didn’t smell. Bathroom was a step up to get in and it makes it odd to enter / exit.
