    Bed bug issue -Room 6 Unfortunately, all three of us developed numerous bed bug bites (20+ each) in characteristic lines after our first night. We also noticed blood spots on the bedding. Based on our research, the extent of bites across multiple guests and the timing of when they appeared suggests this is likely an established issue at the property rather than something we could have brought with us. We had to check out early and find alternative accommodation. We've reached out to management but haven't received a response yet. I'd recommend thoroughly checking the mattress seams and bedding before settling in, or consider other accommodation options if you're concerned about bed bugs. Hopefully this issue gets resolved soon.

    The hallway and stairs could really use a renovation. The bathroom and the bedroom itself were very clean and nice. -2 stars because we had a person being on the phone behind our door until 01:30 and we could hear everything she said + The next morning we had housekeeping knocking on our door at 9:35 and again at 9:50. When I stepped out and asked what was up, i got a "you checkout yes?". (Checkout was at 10:00) really annoying and kinda strange..

    Maybe we were lucky and got a really nice room with windows, but had a lovely stay for a good price. Very clean, comfy beds and the bathrooms were better than expected for this kind of accom. We needed more towels in the room and communal toiletries in the bathrooms would have been nice but I understand this poses hygiene issues. Again judging from the other reviews maybe we were lucky but we also couldn’t hear our neighbours at all during the night.

    Took us an hour to get in then we did the keys didn't work so had to be replaced. Room smelt strongly of damp and urine and when I complained staff offered us an upgrade to a room which didn't reek but only if we paid more. I couldn't afford more money and no refund offered to allow me to book elsewhere so lumbered with a sleepless night and nose plugs. I've been in better smelling urinals!! Disgusted with accommodation and service and will never stay here again!!

    Absolutely awful! We left our bags here for an hour and booked a hotel while we were out having dinner.

    The room is quite nice, pretty big and cozy even though a bit cold (in November). Very clean. I must however say that the building, the rooms and the common room would really appreciate a good renovation! Still, good value for money. Check-in 24/7, i found the keys easily in a small code locker

    Not sign posted but a quick phone call fixed us right up - black door next to the Sainsburys, you can buzzer in. Staff was lovely. FYI there is no lift, easy 3 floor spiral staircase climb to the rooms, private residences on the other floors do expect some quiet. The rooms themselves are basic but very clean and comfortable. On the cool side, but extra blankets and heaters were provided. Tea, coffee provided. Shared bathrooms were tidy and pleasant. Easy sub-20 minute walk to the castle, Royal Mile, Victoria Street shops. Awesome value for money, especially if you're not hung up on the classic hotel experience, would definitely come back again!

    At midnight when we arrived,it was freezing cold inside. However the lobby which is adjacent to our room was really warm. I called the host and she texted me. When i told about the problem she tried to reach some staff to bring us a heater. And half an hour later she didnt answer me or my messages. I wrote her that i would check out on that night because it was too cold to sleep or stay healthy. She didnt read my message. So at 2 oclock at midnight i had to find another hotel. The next day when i  went there she said she could only give one night refund and because she brought a heater we could stay there for the next 2 day. And i refused because i didnt trust her she left me helpless on my first day and she even didnt check the room before i arrived. She said it was because of the buildings heating timer set. But then the lobby would be cold also. When i told this she could only apologise and she told she can not do anything else. It is not ethical to give a freezing room and expect guests to stay longer.

    It was a bit of searching in the beginning but at the end we found it. We where only disappointed that you couldn't park for free next to the hotel although that was said in our confirmation mail. It consisted of 7 rooms which share 2 bathrooms sadly one of the showers wasn't working. You have wifi in the general sitting area and there is also a microwave, refrigerator and information about the city. The room was fine it was cleaned daily and you got airco and coffee and thea set only the bed was really small for 2 adults. But for the rest it was really close to the royal mile 10 minutes walk there was a sainsbury under the hotel whit a papa John's wo I would definitely recommend this place if your visiting Edinburgh!
