   Had a fantastic stay. The host was extremely friendly and pleasant. Rooms were clean and cosy. Breakfast is included in the price and the location is ideal with a bus stop a few metres away from the guest house.

   We very much enjoyed our stay here - the room was spacious and well equipped, the beds were very comfy. The bus station to take the bus to the centre was right outside the house. The price was great value for money. The breakfast buffet was diverse, however unfortunately did not include freshly cooked breakfast options (i.e. Scottish breakfast).

   Julie was a great host, really accommodating and helpful. Location was good with a bus stop right outside or just a 20 minute walk into the centre. Rooms were comfortable and well-maintained. Would definitely recommend for a good value for money stay in Edinburgh. Thanks for everything Julie :)

   Thank you so much for a lovely stay. The room was very nice and clean, as was the shared bathroom. We particularly enjoyed the buffet breakfast each morning.. the food was very fresh and plentiful. Thank you so much Julie for everything. When we are back in Edinburgh we will definitely come back to Ascot House.

   We had a fantastic time ! Our bedroom was lovely and very comfy. The house is not in the city centre but there's a bus stop just outside the door. The breakfast buffet was amazing and the hostess super helpful. Definitely will stay there again!

   Lovely place. Clean and tidy room. Stayed five nights in september 2022. A couple of restaurant 10pm walk away. Only downside is the breakfast is only served between 8-9 am thou the lady opened up 10min early for us one morning.
