   The guest house is in a beautiful traditional building, conveniently located for King's Building, Royal Observatory, and Hermitage, but also only 20min away from city centre with direct and frequent buses. There's no parking on property but street parking on side streets nearby. The owner was very kind and welcoming. The single room was tiny, but with all one needs to sleep, and a spacious bathroom. Everything was tidy and very clean. Positive surprise to get offered complimentary toothbrush and toothpaste, water, tea, chocolate, biscuits, and soft drink in the room; very unusual nowadays but nice touch. On the negative side, the water pressure in the bathroom sink was so ridiculously low that was impossible to use (probably old piping), and the wifi was connecting, but with no internet available (hopefully a temporary issue). I only stayed one night so did not have the opportunity to report these issues personally. Great value for money.

   Tiny room but ok for me. Add fridge / microwave and it would be perfect. Just the water pressure was very bad. Close to Aldi. Not far from the city center. Free parking (I hope) possible close by. Sadly no breakfast included.

   I really appreciated the small touches - they left 3 water bottles and 3 fizzy drinks in my room, which was super thoughtful. The bed was comfortable, and the room was pretty clean, though it did have a bit of that old-building smell. The host was extremely friendly, very supportive, and responded quickly on Booking. Just a heads-up: there is no elevator, so consider that if you have heavy luggage. A big plus is the bus stop with several lines right in front of the house. Overall, a great stay.

   Really lovely place. Owner was super friendly and helpful. Room was beautiful and clean. Shower worked well. The breakfast was also great with lots of choices. There is a bus stop right outside that takes you right to the centre.

   The house is really pretty, easy to locate and with a bus station right next to it that will take you to old town in 10min in case you don’t want to walk. The room is beautiful, clean, spacious and the bed is very comfortable. The hosts are really kind and will try to help you with anything you need. Breakfast was delicious, home made and with great coffee. I definitely recommend this guest house :)

   Nice room bed comfy food was good only drawback was the amount of stairs being 70+ dreaded having to do them especially after being out all day then having to climb to top of house the b&b is situated in an ideal place for touring

   Very happy with our room, clean and tidy, plus great breakfast. There's is free parking in surrounding streets and a bus stop 10 meters away. Buses passing every 5 -10 min during the day and 3 night buses as well. I prefer not to stay at impersonal,noisy hotels at the city center and this place is just perfect. Would definitely try and book here for my next visit in Edinburgh

   Stayed back in July 2019. Lovely place with a super comfortable bed, and a great breakfast. Right on the bus line so only a few minutes to get back into the downtown touristy area. The host was very welcoming and helpful in finding local things to see and places to go. Highly recommended.
