Comfortable room, a bit dated. Lovely hot water , powerful shower but non adjustable. Really friendly hotel with a nice atmosphere. My only issue was there was no WiFi and I needed it for work purposes. Had to use 5G on my phone which wasn't ideal. Walking distance to Asda plus Livingston outlet centre..

Enjoyed a lovely family birthday dinner here. The food was great, they were happy to make adjustments for me as I have dietary issues. Our server Olivia McG even helped make suggestions to accommodate this and still have a full and great meal. She was very knowledgeable and patient which really helped me enjoy my experience. Birthday girl was well taken care of and the staff went out of thier way to make her feel special. Would definitely come back.

My go to hotel when i'm in Livingston. We love everything about the hotel from the clean rooms and comfy beds to the staff and relaxed atmosphere. Lewis and Shannon are fantastic managers, i've never seen a restaurant run so smoothy under high pressure. Nothing is too much hassle and they always make your dining experience enjoyable. Pape and Grace are part of Lewis and Shannon's team. They were fairly new at the job but you wouldn't know, theg are very professional and polite members of staff. I cannot praise this hotel and the staff enough from reception to restaurant, it's 100% our home from home and I highly recommend should you be in the area.

Friendly and helpful service during check in and check out. Great location to designer outlets. Room and corridors are tired and could do with a refresh. The bed was comfortable but the fittings and furniture in the room are tired and worn in places. This is all reflected in the price, fine for passing quickly.

Fantastic stay overnight only for family engagement! Hotel is very tired ,needs a lick of paint ,but otherwise really nice . Room was spotless ! Warm and cosy ! Function room lovely! Dining area and breakfast lovely.Cooked breakfast nice,hot and fresh. Staff very friendly and professional. Will def come again if staying in Edinburgh as really handy for Livingston shopping outlet .

On a weekend coach break. Room was very nice..king sized bed..powerful shower..clean, only downside was pillows were the hardest lumpiest pillows in the entire universe!! Breakfast a buffet affair..very good selection both cooked and continental choices. Staff extremely friendly helpful and attentive. Nice and quiet. Bar quite expensive
