I had a very pleasant stay at this hotel. The room was well maintained and comfortable, the location was convenient, and the staff were professional and attentive. Overall, the experience met my expectations, and I would be happy to stay here again.

My recent stay at KM Hotel Edinburgh offered a mix of positives and drawbacks that are worth noting for future guests. To start with the good, the hotel room itself was very good and impressively clean. The space was comfortable, modern, and well-maintained, which made the stay pleasant once settled in. Housekeeping standards were clearly high, and the room felt fresh and welcoming. However, one of the major inconveniences is that the hotel does not provide any parking, which can be frustrating for travellers arriving by car. The only option is street parking, but the rates around the area are extremely expensive, making it far from ideal. This is definitely something guests should be aware of in advance, as it adds a significant cost and inconvenience to the stay. Another unique aspect of this property is that the building also contains student accommodation. This means you will see a large number of students in and around the hotel at most times. While this isn’t necessarily a bad thing, it does change the overall atmosphere compared to a traditional hotel environment. Guests looking for a quiet, purely hotel-focused setting might find this surprising. On a positive note, the reception staff were friendly and helpful, which is always appreciated. They were polite and approachable throughout the stay. That said, there was an issue with the booking: we were not given the room type that we had originally booked, and I had to go back to reception to request the correct one. Although the staff resolved it, this kind of mistake can be inconvenient, especially after a long journey. Overall, KM Hotel Edinburgh offers clean rooms and friendly service, but the lack of parking, the student environment, and booking inconsistencies are important points to consider before staying.

Hotel not great there was a funny smell in the lobby of the 3rd floor which is where our rooms was although there was no smell in the room itself which was clean and compact and had everything you needed except a good mattress it was one of the worst me and my partner have slept on! The pillows sheets and quilt were good but the actual mattress was terrible! We woke uncomfortable and sore. The noise out the back so early in the morning wasn't ideal however the breakfast was delicious and had lots of variety (but no beans which I found strange for a cooked breakfast!) The coffee machine was fab! Staff for the breakfast were very friendly and attentive but front desk staff were dull and lacking standard customer service overall not amazing for the price of almost £200 for 1 night need better mattress friendlier front desk staff and beans for the breakfast!

Great breakfast! Very nice staff. Location is very close to University, Royal Mile Arthur's seat, etc. Rooms have enough space, hot showers and a furnished kitchen. Mattress was rather firm and hard on the back if you are not used to this. In general, we enjoyed our stay.

We haven't checked out yet, but I don't understand the negative reviews. The room is very clean, the bathroom is very clean. Close proximity to our work venue, the reason for our stay. The staff were wonderful, so polite and friendly, nothing too much trouble for them. I read the comments about doors being closed at various hours, but that is no different to any other hotel we've stayed in for work purposes. Noises of various work vehicles was also mentioned, again this is to be expected in a busy hotel. The bed was so comfortable, had a great nights sleep, and I don't usually sleep well away from home. I really cannot find any faults with our stay at all. We requested a late checkout, as I am on medication and treatment that make me feel so sick and dizzy in the morning. Again, the staff were able to facilitate this for us. I was a little worried after reading some of the negative reviews, but I assure you, I will definitely be a returning client here. Wonderful stay!

Rooms are lovely and clean but not good for a person who is travelling with cases and has mobility issues as you have to climb stairs and go through fire safe doors to get to your room. If packing light it's perfectly fine . The property is within university student accommodation which is fine as you can use student Laundry with card you can purchase from reception area.

Stayed 3 nights here, got relocated. I have to say I thought the room was nice, clean and modern. The shower was great and the breakfast was excellent. It’s easy walking distance into town. The only downside was there is no lift, but this wouldn’t put me off coming back.
