   Nice place. I stayed for 3 days in a triple room. The house is quite clean and the room big. However, note that it's a quite old building with no lift (narrow stairs). The main bed was ok but the small (additional beds) make a lot of noise when moving. For breakfast (from 8 to 9:30 am) they offer several options. The staff was very nice and helpful. The neighbourhood is very quiet and 20 mins far from downtown, so you can reach easily by foot. Small fridge available in the room.

   Title: Terrible Experience – No Refund, No Response! I had a fully refundable booking through Booking.com, which I cancelled well in advance. It’s been over 20 days, and I still haven’t received my refund. What’s worse, the property doesn’t respond to emails or phone calls, not from me nor from Booking.com representatives trying to contact them on my behalf. This level of unprofessionalism and lack of communication is completely unacceptable. I’ve never had such a frustrating experience before. Would strongly advise others to stay away from this property unless you want to risk losing your money and getting no support at all.

   We were four adults and had a nice stay. The accomodations are good, although it's true it could be cleaner (for example the ceiling in the bathroom), but it's ok for a few nights and everything was comfortable. The breakfast was great. We were satisfied with the location and had no problems coming back walking late at night. We were told that parking in the street was around £20 so we left the car at the Princess Exchange parking for £18 24 hours

   while the owner is friendly and the location close to the city center, I was extremely disappointed by our stay here. the house is terribly neglected, the facilities in our room were broken, the towels were dirty, the bathroom and windows moldy, the insulation is terrible, making the nights very noisy and also cold, the interior is awful and aside from the eggs, the breakfast was bad too. I don't even want to talk about the awful beds. super disappointing and not at all value for money. our stay wasn't even cheap. there's no parking nearby either!

   A lovely guest house about 30-40 mins walk from the Royal Mile. My room was comfortable and clean, however my personal bathroom was located out of my room and across the landing. Not what i was expecting. A full cooked breakfast was included with cereals, juices, cold meats, cheeses, pancakes, tea and coffee. Haggis is also available. A great selection. The manager was welcoming and hospitable. Local buses are available for those who don't want to walk into town.

   Located centrally and perfectly for the quartermile, meadows and grassmarket we had a perfect stay here. The rooms were clean, fresh and beds were comfy. The host is a lovely guy who can and does go the extra mile. The breakfast he made in the moring was excellent- freshly cooked to order- our eggs exactly how we like! He was also a wealth of local knowledge from where to eat and what to visit and what the most efficient ways of getting around. We definitely recommend this guest house and will definitely be back!

   The whole place was spotless. The room was modernly decorated and clean. It was also spacious. The en-suite was an added bonus. The host was very friendly and accommodating. It was great value for the money. I really enjoyed my stay here. I will definitely be back again. I highly recommend this guest house.
