Price friendly hotel. Rooms a bit dusty, walls paper thin. It is an older building therefore layout can be considered a bit strange. Location is a 25 min drive to Edinburgh city centre. Lady at front desk was polite and had no issues checking us in. There was parking available

I had such a wonderful experience at this hotel. The rooms are comfortable and well equipped with everything you might need during your stay. The staff were always friendly and helpful, and the cleanliness throughout the hotel was impeccable. Everything felt very well taken care of, which made my stay even more relaxing. I would definitely love to come back one day and highly recommend this place to anyone visiting the area.

! This was, without a doubt, the worst hotel experience of my life. I booked a room at the Boreland Hotel for five nights and received a standard confirmation. Everything seemed normal until I arrived. I reached the hotel at around 11:00 PM, only to find the reception completely deserted. There wasn't a single employee in sight. I tried calling the only phone number provided, but it just rang at the empty reception desk. On the counter, there was an envelope with my name and a room number on it, but it was completely empty – there was no key inside. I went to the room indicated on the envelope, but it was already occupied. Someone was inside and would not open the door. It was a complete catastrophe. It was late at night, and there were no other available hotels in the area. I was left with no choice but to sleep on the reception chair, fully clothed, like a homeless person. The whole situation was surreal and utterly unacceptable. This wasn't just bad service; it was a complete failure of a hotel's basic responsibility to its guests.

Me & my partner stayed here back in 2016 when a British couple were running it and it was very nice. We had a spacious, clean room with stunning views of the bridges across the Firth of Forth. They gave us a delicious cooked breakfast the next morning. We thought we’d stay here again sometime if we ever visited Edinburgh in the future. Fast forward to 2025, we visited again. Except this time it was being ran by some foreigners (they seem like South American?), that’s obviously no problem in itself. Except this time, I had to ring the bell twice to get anyone to appear. There was a sign up saying “No breakfast available until further notice”, then we were handed they keys to what can only be described as prison cells located in the basement of the building. Just awful. Please do not make the mistake I made - do not stay here! In future I think I’ll just be staying in Travelodges, Premier Inns, etc - at least that way you know what you’ll be getting!

Avoid this hotel at all costs! The hotel does not hesitate to cancel your reservation at the last moment, without explanation or compensation. When you can't work in the hotel business, you do another job!

Miserable hotel! Our reservation for 5 people, including two small children, was cancelled by the hotel on the day of our departure, without any explanation, without any alternative solution, nor any compensation... If we did the same thing, the hotel would not hesitate to collect the totality of the payment for the damage suffered... this hotel is absolutely to be avoided !

I don't understand why this place has gotten so many bad reviews honestly. The staff were very friendly and gave me and my children a warm welcome. The room we stayed in was large with an ensuite and was clean and well looked after. I only knock it down 1 star because there was an issue with the toilet refilling and flushing which we wasn't made aware of and caused issues and there was also a confusion about breakfast but the staff did let my children into the sitting room for cereal eventually.

Alot of long hairs on sheets, hasn't been changed 100%, someone cut its nails on the floor but no one hoovered, rust and mould in bathroom. Also very cold in my room, central heating start being warm about 2 hours from 7.30 pm, after i complained. At 10 pm the radiator was already cold as ice while outside is 5°C during the day. Couldn't even take a shower. Woke up at 2am frozen only to wear my jacket, ended up staying in my car from 5am to 7am with the engine turned on, only to warm myself. Definetly don't reccomand. Better sleep in your car.

Very good welcoming from the staff, the place very clean and comfortable. It has a beautiful garden and the location it's very close to the transport. Half an hour by bus from Edinburgh, with the convenience of being a quiet town, surrounded by green and the sea. I will come back for sure!
