The hotel offered a fantastic location, being a short 10-minute walk from Waverley Station and near a tram stop. However, the stay was marred by poor climate control (room was excessively warm, even in November) and significant noise (likely from internal plumbing/drainage when toilets were flushed)when windows were open for ventilation
Nice hotel in a quiet neighborhood with convenience store and restaurants nearby. Spacious and clean room, accommodating staff always available. Luggage storage room and elevator. Luggage room was convenient, but can be accessed by anyone with the key (staff and guests). Bathtub was a bit tall to get in and out of.
Booked this hotel very last minute after staying in what was the worst hotel I've ever visited. Happy with the price which although is expensive, isn't that bad for Edinburgh. The hotel is surrounded by bars and restaurants but I didn't hear any of this from my room (I was on the fourth floor). The reception staff were polite and informative, giving me the details I needed for my stay and informing me where the room was. Unlike other boutique hotels in Edinburgh I've stayed at there is a lift (elevator for our American friends). The entire hotel is clean and fresh wish lush carpets (makes me assume was recently upgraded). My room was very generous, high ceilings and a very comfortable bed. There is an iron and ironing board, kettle with tea and coffee etc. (as you would expect). I would very happily stay here again
We had a wonderful stay! The room was absolutely perfect—clean, spacious, and incredibly quiet, which made for a very relaxing trip. The location couldn't be better; it was so convenient for getting around but still tucked away enough to feel peaceful. The staff were also fantastic, always friendly and helpful. I'd highly recommend this hotel to anyone and will definitely be back. This is easily a 5/5 stay.
This hotel is significantly overpriced and does not meet the standards expected of a four-star establishment. The bathroom was underwhelming, and the room itself lacked character and comfort. Soundproofing is poor — I could hear guests in the neighboring rooms clearly, which made it difficult to relax. Breakfast is not served on-site, which is already inconvenient, and although it’s supposed to be included, you still have to pay extra for items like a cappuccino or anything not listed on the limited “hotel breakfast menu.” For the price being charged per night, this is unacceptable. While the service was courteous and the location convenient, overall the hotel does not offer value for money. I would not recommend it unless significant improvements are made.
Lovely hotel within walking distance to major attractions. The staff are lovely. Rooms are clean and very spacious.
Great hotel in new town..Nice sized rooms and very clean. Great place to stay in winter it's always lovely and warm. Also, away from the noisy streets.
Lovely room and location. Really handy having a fridge in the room. Staff are friendly and helpful. Only issue is there is a taxi rank outside which gets very noisy around 2am. Try to request an inner room.
This is a really good place that’s barely 15mins walk from Princess Street, Edinburgh. A cozy place, with a comfortable and affordable rate. Staff are really helpful. The whole atmosphere of the place is welcoming and will definitely recommend this place and will opt for the same place when we visit Edinburgh next.
Room was good in general, also location and breakfast were great but the shower wasn’t. Water temperature varies throughout the shower, hot and cold, hot and cold… and when it was hot it almost burned me.
