I recently ended my 2 year tenancy with Zone and can say I did not experience any issues throughout my time staying in the property managed by them. WORST AGENCY POSSIBLE - the flat was extremely mouldy throughout our stay and Zone Letting did absolutely nothing despite our reports. Their flats are known to be a serious health violation.
The so called 'associate director' of this circus ROSS WINTON was neglectful and ignorant.
The central heating and electricity didn't work during the winter and he said this wasn't an emergency. The sofa they left us was stained and could only fit one person.They criticised us for replacing this sofa with a rare chesterfield and said it didn't go with the flat's decor. This is an agency that's too cheap to install a bathroom fan to prevent dampness and too incompetent to fix a bathroom window but somehow know about interior design and fengshui.
The deposit was an extortionate amount - deposits are normally half the month's amount but they charged £975.
They charged us £408 as a cleaning fee and £400 to repaint the tiny 1 bedroom flat on Easter Road - we only received £167 of the deposit after two years of staying there and never missing a payment.
Worst service imaginable - we're in contact with the council ombudsman, my lawyer and safe deposit Scotland.
It's a family run scam that's not going to last much longer with the accumulating reviews and cases against them.

Zone has put me and my wife through an absolute nightmare over the past few weeks. They let us a flat with a broken boiler, and with penetrating damp / black mold in the bedroom. Neither of these issues were apparent at the viewing a month prior - they assured us the boiler worked, and the previous tenant's belongings were covering up the damp spots. Being desperate for housing, we were willing to overlook the other red flags (massively outdated fittings, filthy carpet, bathroom door that wouldn't close).
Then we moved in, and found it was completely unfit for human habitation. Zone are now treating this like it's our fault, and saying they can't give us back our first month's rent until they find someone else to rent the place out - and then they'll only give us back a portion of it, depending on how long it takes them to find that new tenant. Trouble is, that gives them a direct financial incentive to slow-walk the process: the longer it takes, the more of our money they get to keep.
I've had to get a tenant's rights group involved just to have a chance at getting what I'm owed. In the meantime, I've lost sleep, money, and time, none of which I can get back. Avoid Zone Letting at all costs.

Several reasons for my review:
Zone letting did not place my deposit in a protected scheme by the legally required date.
They consistently did not fix issues we had such as a broken bath panel, a hole in the hallway flooring, blinds that didn't work (and never got replaced in the 18 months I lived in this property, despite sending 4 separate people to measure them), tried to charge us for cleaning carpets we had in writing they would replace entirely but never did, and did not refund us for months for locks that we had to purchase ourselves as there were no locking mechanisms on two of the street-side windows.
I would NOT recommend them as a tenant or an owner.

We rented a flat via Zone Letting at Stockbridge for a year. The service was highly professional from the very start, the viewing and until the ending of the contract. Every transaction was timely and smooth. I am seriously surprised with this quality of service as I normally had good experience, but not awesome. This time it was awesome indeed and I bet it has to do with the professionalism of our manager Ross. I highly recommend Zone letting and Ross specifically, either for tenant or for landlords.
