The apartment was very nice had plenty of hot water in the shower. The kitchen was nice. And the one flight of stairs up was not too bad. The only problem we had was at 3:00 in the morning trucks started unloading food at the restaurants below us. And then at 5:00 in the morning the morning traffic started and it was like a Speedway St Mary's street is a major thoroughfare

A complete scam! Dunedin Heritage Q Apartments, 6B Queen Street is not what it appears to be on Booking.com or other hotel booking websites. First of all, they do not answer phone calls, SMS, or the Booking.com message system. Once you have paid, they do not care anymore. We booked 6 nights, with a double king-size bed. We got a room with two children's beds connected; our legs were out of the uncomfortable bed so we could not sleep. The shower did not work, after a few seconds it would flood the whole room. Following, are the smaller problems, which you can live with, but just make it an even worse place to book: The table that appeared in the photos did not exist. The kitchen is suitable for very tall people only (see photo). You do not have where to sit and eat. There is a stove but only one pan. E.g. no casserole or pot. There is an iron but no ironing board. The room is extremely noisy as it is located at street level at a very busy street. You can hear upstairs neighbors when they are walking. The bed was dirty upon arrival and the lid to the waste bin had been used to stub out cigarettes, hence a bad smell of cigarettes in the room. It is supposed to be a non-smoking apartment. Overall, it is just a bad place. We called Booking.com several times, but the property owners do not even answer the Booking.com representatives .... After one night we left for the Ibis hotel since the booked property was not suitable for living, and neither Booking.com or the property owner did anything to solve the issues. Only after 4 nights, Booking.com succeeded to talk to them and cancel (on our expanse). They promised to refund if they find new suckers to rent it. They did find, but we never got the money for the 2 nights as promissed. Lastly, we cannot rate them on Booking.com, since they cancelled the reservation like we never showed up. In summary, stay away and do not ruin your vacation as we did.

If you want to sleep then I suggest you take earplugs...the gulls outside are the noisiest most vocal birds I have ever had the misfortune to hear. Its quicker taking the stairs as the lift is so slow. We are staying in an apartment for five yet there is only space for four people to sit in the living room. So either get used to the floor or drag a dining room chair through from the other room. Sofas have torn leather and the TV is tiny. Bulbs missing in the living room too! While the beds are comfortable, the headboards are in a sorry state. The kitchen is well equipped but the bin needs replacing and batteries are needed for the clock. Shower in the ensuite is a good size but has no proper shower head. You need to hold it and give yourself a quick wash so washing your hair is impossible unless you have three hands. This apartment is sold as 'luxury'...its far from it

Sooo... firstly booked to go in june, paid £99 for a night alls good! then my partner got taken to hosp so as it was non refundable we had to provide proof to get another date! that was fine but what they failed to tell us is that they booked a different location which was £105 with no parking so we picked our keys up went to the appartment anyway and it looked like a crack den! inside the appartment was nice but it smelled of damp inside and out we marched back to the office an demanded a refund and her response was "i know it smells bad outside but did u go inside" never again i shall stick to what i know when going to edinburgh.

It was such a great stay in tiny but extremely cosy Royal Mile Apartment! We had to collect the keys from different location but obviously it wasn't a surprise as it is well advertised. The office is just off the Royal Mile, within 5 min walking distance from our apartment. We were able to store our luggage due to late flight on check out day. Ladies at the reception very nice and helpful . Will definitely come back on any future occasions!

Rooms did not match expectation from photos online. There was a strong smell of curry and onion lingering in the flat. The carpet was stained and had not been freshly vacuumed - I asked reception to send a cleaner to vacuum around 3pm, this had still not bene done when we returned to the flat around 9pm. Very disappointing experience - would not recommend.
