   Property management is appalling. We have been left without a working boiler for 6 months. Our flat is so cold and we can’t heat it. One of our windows won’t fully close, the freezer is broken washing machine leaks, and our kitchen sink sprays water everywhere when turned on. Despite reporting these issues from June when we moved in (it is now December), nothing has been fixed. We were left without being able to use our only toilet properly for 3 weeks by property management and nothing was done about sewage backing up into our shower and sink. We are having to call Romans all the time, but opening hours are limited to 9-5 (not that any effort is made to rectify the issues we report). The online platform to report maintenance issues doesn’t work for me, which property management have been informed of but haven’t done anything to fix.

   I’m a tenant with the agency, and I’ve had such a positive experience with Amy. She has always been kind, approachable, and very quick to respond whenever I’ve needed help. Nothing ever feels like too much trouble, and she makes sure any issues are dealt with promptly and smoothly. It’s such a relief knowing I can count on her support.    Not great for students Our experience of Romans has been very poor. The property was not clean when our daughter moved in (including cigarette ends left by previous tenants) and reported faults do not get fixed. After a year they told the girls there was a slight discrepancy in money owed (less than £20 when rent paid to-date is over £20K). When the amount was queried, Romans promised to investigate implying it could be a system error. Despite responding immediately, and being told to wait, I (as guarantor) now receive an email saying I am being pursued for the money. Calls to the branch have not been returned, and the credit number just goes unanswered. It has caused a lot of stress when we have done everything asked of us.

   During the beginning of our tenancy over a year ago they were super helpful and communicated efficiently, however, very quickly after moving in we noticed a significant change in their customer service. I’d strongly recommend not to rent through this estate agency, particularly to students. Multiple times I was promised to be phoned back and never was. Emails left unanswered consistently. The staff turnover is ridiculous and your message is passed to about 4 people before you can actually get in contact with the correct person. Cameron was extremely poor with communication as my property manager, and would often ignore emails. Repairs also took months to resolve. One contractor broke the blind of our window, the others came to fix our dishwasher and bought the wrong one up two flights of stairs. Please avoid this company.

   Had the pleasure of working with Saffron with our new tenancy processing. She was very prompt with her responses through email and although their phone line was very busy, they were still able to help us during the process. I am giving them, personally, a 5-star rating however my guarantor didn't have an easy time with their verification processes and had to ask a favour to her boss as well for a reference (note: my guarantor IS my boss and had to inform the boss of my boss - see how convoluted it had to go through?). Anyways, that is the reason why we are deducting a point from this review. Will be looking forward to a great service during our tenancy period and hope that things will continue to sail smoothly from now on.

   This is the second time for me and my family to move into a new property and the agents of Romans Bath are very helpful and accommodating. From the day of our viewing with Safron, Amy with all the processing and Molly with the final steps of the processing for our moving in. Honestly, this moving was a bit different because a lot of requirements are needed compared with the previous agency. I can say that they really do a thorough checks with the applicants which is a good thing. All in all, it was a great experience and thanks to all the agents mentioned above for helping us.
