Nik was genuinely helpful throughout the whole process — always available, always clear, and made everything feel straightforward. The team at Moore and York have all been excellent in handling the sale of a property in Oadby for the estate of which we are the executors. Senior Valuer John Waters provided a probate valuation very quickly and efficiently which enabled probate to be granted with minimum delay. All the sales team were very good in arranging viewings and negotiating with potential buyers. As the buyer of a property listed with Moore and York we were quite disappointed throughout. It feels like their only priority is the seller, but I suppose that’s where they make their money so it’s understandable. The two stars are because we did complete on the purchase and the keys were delivered to the house in person at a time that was convenient for us.

Efficient, professional agency. Please boost your brain to ask every details in advance of application. What you see in viewing may be what you get when key handle. Everything is quick but slow down by third party involvement such as canopy rent passport.(it may but not sure, caused by the third party, lead spam text and calls as I have received already). HMRC P60 documents plus bank statements cannot approve income. This step making application headache. In common sense, unfurnished property, is the property without furniture, may included white goods. Please ask in advance, as it may differ to common sense. But the agency is professional, discussed with landlord for washing machine fitted. Worth a like. Normally, before handling the key or setting key handle date, the property should be ready to live. In my case, water not running on the key handle date, electric meter cover broken to fall down, bedroom breaks one layer of double glaze, light bulbs missing or some not work. But I know it may be the landlord hurry to put the property in market. In this living cost rising age no one is easy even the landlord. Understandable. Previously living Leicester city for over six years and been living in the UK over 15 years. This is the first time had such experience. To be honest, above isn’t the blame. The agency also bears difficulty as they were mid man, pressure from both sides. And they responded quick and positively trying to help. I do learn a lot. And hope property letting business may develop healthily. Making tenants have smoothy experience.

This is yet another agency that tries to deduct "cleaning fees" from the deposit even though the property had been cleaned throughly at the end of the tenancy. In the final 6-9 months of my tenancy, the 'inspections' were becoming more and more frequent, unreasonably so and it was apparent that they wanted me to vacate so that they can bring in another tenant at a higher rent. On one occasion they even asked me to allow access to a viewing on their behalf (they weren't able to attend themselves- too busy living the estate agent lifestyle in their fancy Audi perhaps) of which I kindly agreed. The only issue is that the muppets at M&Y gave them the wrong time by an hour so it was an early wake up call on that Saturday morning. Upon vacating the property, I left the UK to do some travelling and this is when their claims for deductions started coming through. It was clear that they were exaggerating massively just to try and rip me off on my deposit and I know what state it was left in. It certainly didn't warrant any deductions but I was in a foreign country 6000 miles away from the UK and at that time I was not aware of the dispute scheme, so I reluctantly agreed for the deductions to be taken from the deposit. It is a shame as I got on well with the Landlord. The Landlord used to come round to fix a few things and he could see that I was a respectful tenant who kept the place clean. So - renters beware, take photos of the property when you leave and do use the dispute scheme to push back against any of these common techniques agents use to extract money from you. As for Moore & York I would never use them again. I would never use them to rent, buy, sell, or manage any property. This is not an honest agency.
