Admittedly, I had a difficult time. Here are things which could be improved. Good things first: Breakfast, great! Clever idea to bring it to the room, perfectly on time and tasty. The room and bathroom also felt clean. Definitely cleaner than chain hotels. Improvements: The lack of a reception and additional safety nets for check-in lead to further problems when a mistake occurred. I arrived to see names of guests on the front door with instructions for keys to collect whilst the host was out, but as my employer booked it, my name was no where to been scene. I had no signal or data and struggled for 25 minutes before finally getting through to the B&B number. It was sorted in the end, but I was walking in the rain trying to get any signal in order to ring and I was incredibly stressed. Indication and access to onsite WiFi in case of emergency would have sorted the issue easier. Heating was good when it was on but it seemed to switch off at night and I woke at 3am from the cold. The boiler also wasn't on at arrival, so my first hour in the room was also cold. I'm not sure if this is intentional, but it did lead to more stress and worry as I write this in chilly December. Pillows are very thick and hard. I ended up sleeping really badly and my neck started was hurting. I'd suggest adding soft pillows or at least cushions to the room. The host was nice about letting me text them, but I felt intrusive. I resorted to text as the main phone often went to voicemail and I could hear in my tone of voice that I wasn't hiding my stress well. I think if the main phone had a higher success rate for communication my experience would have been better.

Lots of positives regarding staying in this B&B. I received a friendly welcome from the owner and the room had a cool decor. A wide selection of drinks were available in the room and a breakfast was provided to outside my room in the morning. As previous reviews have mentioned - the walls are paper thin and so I could hear everything in the room next to and below me through out my stay. I appreciate this is not something that is easy fixable! The pillows were uncomfortable (also mentioned in previous reviews) so I slept without! Despite this I would still recommend this place, just maybe bring ear plugs if you’re a light sleeper?!

The best accommodation you can get in Warwick. I stayed in Radcliffe and this is so much better. You have all the amenities, quiet, nature and it’s just a 5-minutes walk from WBS and the Varsity. Perfect for families!

The owner was so pleasant and friendly. I only spent a night there, but will definitely spend more in future. The room was modern, clean and cozy! It was so cute and had everything I needed. It honestly felt like a home away from home. The bed was so comfortable too and I had a lovely view to boot! Breakfast was delicious, fresh and so filling! Absolutely loved it!

Great location on edge of Warwick campus, next to old church and backing onto farmland. Easy parking, and keys left at private entrance with note for each guest/booking. Small but nicely furnished room with decent en-suite shower. Bagged continental breakfast, generous and tasty and left outside door at exactly time I asked for. Good selection of coffee and tea. Not the best soundproofing between rooms but adequate for my needs. Would book here again.

Pros - very close to uni, friendly owner/welcome, clean room, nice continental breakfast delivered to room. Cons - poor sound insulation between rooms and common areas, not walking distance to nice restaurants, uncomfortable Pillows. I would really like to give this place a better rating, as the owners seemed lovely and the room was clean and nicely finished.... however, I was given the room right next to the main door (room 1), which meant my whole reason for staying (to be fresh for a meeting the next day) was ruined when an inconsiderate guest decided that 1am was a good time to crash through the door and then stomp upstairs... I understand that this isn't necessarily the B&B's fault (although they could suggest to guests to try to minimise noise after a certain time)... but as every floorboard then let out a long creak every time it was stepped on and as I could hear a phone call through the ceiling, I just can't recommend this place for a long night's sleep. I would also suggest that there is a choice of pillow, as I like a good feather pillow but the ones provided were too heavy and high to allow me to sleep on my back comfortably.

Host is lovely. I literally arrived late and left early. The room is very nice but it is small the TV is side onto too the bed making it difficult to watch. Access was up very steep narrow stairs and it was a struggle for me to carry anything up or down them. I would go there again but not in the upstairs rooms due to the stairs.

Very clean and comfortable room with private bathroom. Excellent coffee maker in the room. A nice continental breakfast was provided in a bag that was left in front of my door at an agreed time in the morning, and the quantity was more than sufficient. It included a freshly baked/heated sweet pastry. The location is ideal for events at Warwick University.

Lovely guest house and great customer service. The room I stayed in was compact but had everything I needed, including a comfy bed and pillows, coffee maker, kettle, water carafe, desk, storage, plenty of plugs and a great en-suite shower. Very reasonable price and the continental breakfast delivered to my room at an agreed time in a carry out bag was huge! I will be back!
