Absolutely abysmal, had a year long battle with them. Basically made me live on a construction site with builders waking me up at 7am every morning which ruined my social life. Building was a fire hazard, with the fire brigade leaving a note on the gate about this. No emergency call out number. No freezer for two months. No WiFi for two weeks straight at one point. Would email me on three occasions demanding outstanding rent that I did not owe, would then ignore my responses. Changed code to the gate without telling me. Hot water would cut out. So hard to get through to them on the phone and when you did they would be rude and condescending. One time came back to my room and the builders had taken my windows out for whatever god forsaken reason! Without even asking me, not to mention it was raining at this time. This company take advantage of students and people who may not know British property law very well, evident within their reviews. Please for the love of god avoid! Unfortunately cannot post videos but have tried screenshotting them to show how bad it was, doesn’t do justice though.

TAKE PICTURES OF EVERYTHING!! When we moved out the landlord in conjunction with project student attempted to charge us for things that were there before we moved in, despite us thoroughly cleaning the apartment and handing it back frankly cleaner than we received it - luckily I had pictures and did eventually get our full deposit back (the dispute did take weeks however). House was in a great location and really nice - modern, spacious - but had loads of issues with rubbish/ refuse areas, wifi, cleanliness and finally the returning of the deposit.

I couldn’t fault this company or my experience staying at Hops House. Everything runs smoothly in terms of signing a contract, moving in, collecting keys etc. The flats themselves are in immaculate condition and couldn’t be of higher standard. The building is always very well kept and noise is minimal/no noise at all heard. Rooms are very well sound-proofed. The maintenance staff are fantastic with them being on-site things are dealt with almost immediately after being reported. I have no complaints at all and couldn’t recommend Hops House or Project Student enough!

There’s a lot to say about Project Student but I think I’ll just keep it to the main highlights. 1. They’re charging us a whopping £500 in cleaning fees when we made sure to clean the property as much as possible before leaving. The picture they’ve taken shows that most of the house is cleaned to a good standard. 2. On the topic of cleaniness, there were also bags of trash left by the previous tenant which werent cleared before moving in, another disappointment with this agency. 3. Communication was more often than not an issue to get through, and even when it did it was poorly done as we’ve sometimes had contractors come in without prior notice. I’m not one to write reviews, but being wronged like this is not right and it needs to be stated on the record to caution future tenants. Make sure to take lots of pictures and videos when you first come into the house (and request for an inventory list) and also when the last person leaves so that everything is documented properly and your deposit is protected.
