   Superb value for money if you are looking for a place to crash at the end of the day, which is essentially what a B&B is all about. Clean room, good breakfast. Only caveat being noise levels which were not ideal on the day of my visit.

   Absolutely beautiful accommodation very clean. Beds are really comfortable and rooms are beautiful. Andy and Dawn are a lovely couple and Andy was nice enough to drive us back to where we left our car the night before in the morning. Highly recommended staying here great value for money

   What a hidden gem! Great hosts! Rooms were prepared and ready when we arrived. Each room comes with a double bed, it’s own wardrobe and en suite. Each guest gets a key to their room and the master for the main door so you can access the cottage at any time without disturbing the hosts. So reasonably priced, especially considering breakfast is included! And this includes a hot full English breakfast. We were in shock, considering we were under the impression that all we’d get would be cereal. Amazing!

   Stayed Sat 06 Jul 19. Lovely, friendly place to stay. Good size room with comfortable bed. Very clean, tea/coffee making facilities, all you need for a short stay. Dawn on hand for all your needs. Great breakfast. Would visit again and definitely recommend.

   What a lovely homely place to stay. Dawn and Andy were so accommodating. We arrived late but were welcomed well in to an immaculate modern room. The snug area is lovely and the dining room was a welcome haven of snacks and even wine if you need it! Breakfast was perfectly cooked and We went off to the NEC with a packed lunch made by Andy! We will definitely be staying here again absolutely excellent value for money. Thank you guys

   Stayed here in November. What an amazing find - better than any hotel chain. Great location in Balsall Common - right next to the train station only a 6 min train ride to the NEC (if you're on business there). Its a small, family run business with 3 double rooms (1 more being added soon). The owner Andy was lovely & most helpful. It's modern and gorgeous, lovely rooms and a breakfast room and reading room for guests to use. There is a range of wine, beers, drinks and snacks available (just pay using the honesty box) and your breakfast will be cooked for you to order. Highly recommend this place & will no doubt return!
