   I rented one of their student properties in Leamington Spa, the entire process was quite swift and they were very helpful in explaining everything considering we were all university students renting out of University for the first time. Each issue was dealt with within a few days, the landlord himself was responsive and even came within an hour for an urgent matter. Had a 10/10 experience as they were very accommodating and understanding and on top of everything the staff was very polite.

   Terrible experience with Sandhu Estate. When I moved in, the house was in poor condition yet they charged me an illegal £200 “admin fee” (banned under the UK Tenant Fees Act 2019). On leaving, despite spending £450 on professional cleaning, they unfairly deducted £680 from my deposit with a biased inventory check — even though no work was ever done. They also tried to charge another illegal “admin fee” on exit. ⚠️ Avoid Sandhu Estate — very dishonest and exploitative. Know your rights and don’t fall for their tricks.

Any issues I raised were addressed promptly, and the check-out process was handled efficiently. They were transparent about the final steps for moving out and returned my deposit quickly once the final bills were clarified. I appreciated the friendly approach and the fact they stayed consistent over such a long tenancy. Would recommend Sandhu Estates to others looking for reliable property management.
