AVOID THIS LETTING AGENCY AT ALL COSTS!! The landlord takes forever to fix any issues that are raised, doesn’t fix these issues first time and then decides to bill you at the move out time alongside a ridiculous lump sum for “cleaning fees” we tried to negotiate a lower price as we found this unfair and was told if we didn’t pay, that he would take us to court. The other flats in the property have also had this exact same issue and we feel like they try to take advantage of young adult/student tenants. In total he charged us £680 between three of us for cleaning fees and a plumber call out (which he told us he would sort and we wouldn’t have to pay). If anybody seeing this review would like evidence towards this I will happily share at any point. I would give negative stars if I could.

Exceptional letting agency - highly recommend! I was a tenant with WB Lets for a year and a half and cannot speak highly enough of their service. From start to finish, they demonstrated the utmost professionalism in all their dealings. What I particularly appreciated was their understanding approach. They genuinely seemed to care and made my rental experience stress-free and positive. Their professional standards are consistently high, and I would not hesitate to rent through them again. If you're looking for a letting agency that combines professionalism with genuine care for their tenants, WB Lets is an excellent choice.

I would not recommend this landlord company to anyone. From day one, dealing with them was stressful and frustrating. They consistently failed to take responsibility for problems in the property The way they treat tenants, especially students, is appalling. Instead of offering support or clear communication, they are dismissive and unhelpful. It feels like their entire system is designed to wear you down until you stop asking for help. What really shocked me was the move-out process. The charges were outrageous It’s nothing more than a money-making scheme, and it shows how little they value the people actually living in their properties. This company operates with greed and zero professionalism. If you are considering renting with them, save yourself the stress and look elsewhere. There are plenty of landlords who won’t treat you like a paycheck.

This landlord company has been the worst renting experience I’ve ever had. They are unprofessional, unhelpful, and downright exploitative. Basic issues like toilet problems were ignored or dragged out forever, showing zero urgency or care for tenants’ wellbeing. When it came to moving out, they slapped on ridiculous charges with absurdly inflated prices that make no sense — a clear money grab at the expense of students who often don’t know their rights. It’s obvious they exploit students: slow responses, no accountability, and absolutely no support when it’s needed most. Instead of treating tenants with fairness or respect, they choose to abuse their position and profit from people who are just trying to have a safe place to live. I cannot stress enough how horrible this company is. Avoid them at all costs — they are greedy, dismissive, and only interested in squeezing as much money as possible out of tenants. Lovely lady Kathleen showed us around property . When going to apply for property were told we needed to provide a full Experian credit report never been asked in 11 years of privare renting for that . Bank statements,utility bills. Fine fair enough but with a household income of £50,000 we were asked to provide a guarantor. The rent for the 12 month contract was less than £12,000. Needless to say we terminated application as no way either of us would ask our pensioner Mums to guarantee the rent or have that concern, even though it would not come to that . Anyone applying for a property with these need to be aware the creditials you must provide and commit to to be considered . However I will thank Kathleen again on behalf of me and Chris for the kindness You showed us, you cheered us both up. Moved in to Cranbrook Street, I had joined the tenancy late, and there was no one available to let me in to the house when I moved in, therefore, I had to pay £15 to Kathleen for her to open the door and let me into my house, which costed over £150 per week. There were several issues with the house, stains on the bed, poorly finished skirting and floors, lack of hot water etc. WB lets constantly arranged viewings, even when they were inconvenient, after a few months of failing to find new tenants, they started to blame us for things such as “dust on the skirting board, fluff on the stairs” - which supposedly stopped anyone from wanting to rent. Never mind the lack of garden, which is instead a courtyard full of rats, or the absurd price we’ve had to pay. There were automatic lights in the living room which are a nuisance. Any maintenance issue we had was met with “contact the landlord” and when we did , he would say “contact WB let’s” it was impossible to get anything fixed. At the end of the year, we were charged over £200, for small amounts of cleaning , despite leaving the house completely spotless. We were charged for a new tablecloth, even though they had NAILED it to the table. They have charged us over £60 to “clean the kitchen” and when I argued and showed them pictures , they said “the landlord says it’s fair”. On one occasion, there was a leak from the ceiling, which caused severe damage to my housemates bed, subsequently , WB let’s tried to charge him for a new mattress. If you want to live in a house run by agents that look to exploit students as much as possible, and be constantly terrorised if there’s so much as a dirty plate in the sink, then WB let’s is for you. Absolutely no respect or care for their tenants , surprising they’re still in business.

End to end disappointment and frustration - do not use From start to finish, the service at WB Let’s has been awful. On the first day we moved in, we got told to “hurry up” by Kathleen (one of the agents) as she had a “family arrangement she was missing” due to opening the house for us. Rude on the phone when you call and no one to help, just a comment about passing your message on but it never get’s to the right person or they never call you back. Finally when it comes to your DPS deposit, it takes them weeks to release the funds after you’ve moved out and you have to call them 6+ times to get any updates on to when it will be released. Overall, it’s an incredibly poor service that if you want to avoid a large headache then don’t use them.

She goes above and beyond to make sure that everything is perfect before moving in and during the tenancy. Nothing is too much trouble for her and I truly feel valued. You feel like you can really trust her and the landlords she represents. I wouldn’t rent with any other company and have been a tenant of hers for 2 years now and just signed for my next house making it my 3rd property renting from her.
