Look, the bottom line is this is a 3-star hotel and it feels like it. But for me, that worked fine. If you want a step up from a hostel with a private space, this is for you. If you want a nice seaside boutique hotel, this is NOT for you. I stayed one night in room 2 (ground floor by the stairs). I wouldn’t recommend more than a night or two here - at least in this room. I came for a friend’s party and needed somewhere to crash at night as I would be out mostly. Cons: It is indeed fairly dirty. The walls are thin, so you’ll hear your neighbors conversations, and every elephant foot step above. I brought headphones and white noise in prep for this. The bed is springy with two flimsy pillows - wouldn’t recommend two people in this room. The shower will flood the bathroom unless you hold it. The WiFi hardly works. I didn’t use the kitchenette but it’s not super useful. Parking is a little tricky in the area. Pros: super close to the coast and other things in town. It’s private and better than a hostel in that way. Check in for me was straight forward: got an email from my booking website with the codes and they worked fine (remember to push the pound sign at the end of typing it in). It’s reasonably priced for a private space compared to other hotels at double, or hostels where some were only 20£ cheaper. If you know what you’re getting yourself in to, you’ll find it adequate for purpose!

My room was up on the fourth floor, which was exhausting, but the room itself was lovely. If you book via a third party app like booking.com you have to message them yourself to get your door code, as noone ever answers the phone. It's right next to the beach, perfect location!

The photos shown are not accurate to what you see. Rooms are very unclean and unhygienic. Poor quality of bed and carpets. The price was okay, but not worth the room you get. The only good thing is that it's a great location from the beach and pier, everything was a short walking distance.

Amherst Brighton is a small Victorian room stay. It’s not a hotel as such but rents it’s furnished rooms out as holiday rentals. Each room is equipped with bed, sofa, bathroom, fridge, kettle, knives and forks, plates, glasses, TV, microwave and sink to do the dishes. We liked it as we could use the local store for food and microwave what we needed. The hotel is very close to the gay bars and an array of shops and wine bars which are just 200 metres away and the beach is the same distance. Quiet at night so you can get a good nights sleep. Very comfortable clean rooms although the bath mat could have done with cleaning before we got there and we could have done with a T Towel to dry the pots but these were small point for us. Great location and given that gay pride was on the following week we found the £80 per night room a good price and very adequate for our needs. If you are a gym lover and a member of The Gym Group, this is around 200metres away on the sea front. Literally no more than a 7 min slow walk which is great. The service is provided by a young man who was very pleased to give us extra towels and coffee, milk etc if we needed it and offered to clean the room for us and empty bins etc during our stay. We would stay again at this self catered hotel stay. Wi-Fi also free. Only downside is that the hall stair and landing carpet needs replacing by the owners and the hall way door frames need repainting. It’s a bit grubby when you enter which is a shame given that everything else is OK for the price you pay.

Location is great and near to all attractions anyone would want to see in their visit. The problem stands with the rooms and the service of the hotel from the shower not being able to stay warm and turning ice cold to unprofessional service, upon arriving my partner and I were insanely disappointed. The photos did the place a lot of justice, but the rooms were nothing near to what we expected in terms of quality. The room was severely dusty with paint puffing up on the walls and despite there being facilities such as a small kitchen with an induction stove as marketed there are no pots and pans and the fridge is very weak and will not hold food that needs refrigerated very well. Not only that, but on our second night we noticed from 5pm to 10pm the front door was left unlocked for ANYONE to enter the main hotel building. We tried contacting the general number given for support with accessing the hotel in which we were met with a rather unbothered member of staff which redirected us to a managers phone number which felt awkward and rather unprofessional and received no response upon messaging for about half an hour. This is worrying since this was regarding a safety concern. Around midnight they came back to say that the lock had Broken and had gotten a locksmith out to fix the problem but it doesn’t instil confidence in the security of this place, not to mention the lock was left broken for at least 5 hours. The email address provided is unresponsive throughout the day and we noticed a couple outside of the hotel unable to even to enter the hotel due to not being given any information such as the password to enter the hotel nor were they given their room number and the code to access it. Ultimately as a female I felt unsafe staying in a hotel with absolutely no front desk, reception or any form of in person security, we are protected by nothing more than a pin code and it’s quite worrying especially when the front door was left unlocked for a number of hours. Overall, I genuinely think the management is unprofessional and if you’re looking for somewhere safe to stay-that’s comfortable-with protection you may want to look elsewhere, especially solo female travellers.

Great stay. From the minute we arrived the host was great, helped us park the car, met us with water and got us checked in quickly. Rooms were spacious, super clean and tidy. Had room 3 which had the benefit of the balcony and views over the sea. Greta location, very close to everything. Brighton is a party town so at weekends you will hear the late night revellers coming off the beach but didn’t really bother us. Being in the heat wave the rooms don’t have air con but had a nice big fan that was quiet and wasn’t too bad to sleep. Would defo stay again, thanks for a great stay.

Extremely outdated! The window was shaking, the fridge was making a lot of noise, the bathroom fan was making noise and the bed also. In addition, the bed was maybe 140cm wide. When I book a hotel I want to be able to rest and sleep comfortably and relaxed. That doesn't work here.
