This is a very cozy place in a nice location. Staff is extremely friendly and helpful. The guesthouse is at a walking distance from the beach and the center. The bed was very comfortable and bathroom and room clean. The only negative aspect is that the walls of the room must be paper thin- I couldn’t sleep because the people in the room above me kept talking and walking and I could hear everything. Bring earplugs!

SCAMMERS BEWARE! I booked a room, and after confirming the booking, they called to inform me that I would not be allowed to check in after 9pm as no one would be at reception. Stayed here for my friends birthday / Brighton on the beach last weekend, had a 2 night stay. Great price for what we needed, breakfast and lunch places right around the corner, rooms were nice and clean, lovely aesthetic, we stayed on the ground floor. Not far from the pubs/bars and nightclubs. Pier is right on your doorstep. Hostess’s were very friendly and helpful. No parking really so we used the multi story about 10-15 minute walk away but to be expected with city stays. Overall, enjoyed our stay. Thanks again ladies. All the best

It was OK for a budget room for one night. It was clean and functional. Only annoyances really were the shower, it was cold and the water wasn't draining away; the automatic light for the bathroom kept coming on randomly during the night lighting up the room.

Great location and great value for money! The staff was so kind and gave me great advices on where to eat! My room was spotless and the beds are comfy. The area is lovely and so close to the seafront and it’s in the heart of the queer scene. I was a bit skeptic after the reviews but I have to say this place exceeded my expectations and I’ll definitely come back!

Arrived at 9pm and a member of staff demanded I went to a cash point immediately to withdraw a £50 cash deposit. This was not mentioned when I booked over the phone and paid in full for the room. This was not the welcome I wanted after a 4 hour journey. I felt intimidated and harrased by one member of staff. Even when I went to have a shower, she was outside the bathroom and continued to speak to me in a rude manner, edging on harassment. The room itself was unclean, the carpet had not been hoovered for some time and the bathroom facilities were poor. I know this guest house is relatively cheap in comparison to other accommodation options in Brighton but would highly avoid.

The place was kept slightly clean the 2nd floor toilet had no way to wash your hands when we got there the. Kinds were broken and the beds falling apart hardly any space little room for luggage wardrobe was broken steep stairs no alternative to the stairs could be 3rd story tight staircase and no space on stairs for luggage to be carried up easily terrible veiw not great beach not relaxing just stressful and the staff will not help anyone with anything other then taking your money

currently staying here now and couldn’t ask for anymore. room is spacious, beds are comfy, clean & the staff are incredible. unexpectedly had to go to A&E yesterday and the staff went above and beyond bringing us ice, asking how we are & i couldn’t fault them. excellent place to stay with excellent staff!! thank you ladies for all your help!
