Great location with excellent amenities, including a well-equipped gym, a comfortable lounge, and an inviting café. The reception team is friendly and helpful, and the local maintenance staff is always available to address immediate issues. However, the building management leaves much to be desired in several crucial areas: managing service providers, handling external maintenance work, addressing resident misconduct, and ensuring overall safety. It is evident that the management relies on reactive rather than proactive maintenance, often waiting for issues to escalate before intervening – when any intervention happens. Managers seem to lack either the capacity or the interest to address these problems meaningfully and tend to frame tenants as mere service users rather than rights-holders. When issues arise with companies contracted by the building for essential services, management remains unresponsive. As with other residents, we've faced problems such as poor-quality wi-fi, incorrect water consumption readings, and excessive heating charges. Despite multiple emails reporting these issues, we never received any response. Any maintenance requiring external contractors can drag on indefinitely or remain unresolved. Most part of the year, half of the lifts are non-operational. Some windows in the building have also been broken for months without repair. When we experienced a leak from the flat above, it took days for an inspection. A large section of our wall was torn open by external contractors for examination; the repair took weeks, leaving us with an unsanitary living environment. The management team fully ignored our concerns regarding the damaged flooring, walls, and furniture. Equally troubling is management’s inability to address antisocial behaviour among residents. Incidents such as trash left in hallways, frequent disturbances, and waste being thrown from windows are common. We reported that some residents were throwing water, food scraps and even used toilet papers from upper floors. We identified and even recorded the responsible parties and provided all necessary information. On one occasion, our window was soiled, and despite continuous follow-ups, it was never cleaned. Management’s responses to these reports were generic, promising action but resulting in no change, allowing incivilities to worsen. The latest and most serious demonstration of management’s neglect was the presence of a makeshift camp set up right by the entrance to parking area. Action was taken after weeks and some reports, raising serious concerns about the safety and security of both residents and their property. In short, while the building offers great amenities, local management consistently fails to handle more significant issues that impact residents' quality of life and safety. The pattern of neglect, lack of proactive measures, and disregard for tenants’ rights leaves much to be desired. Consider looking for other housing options.

A special thanks to Giorgina, who guided me through the entire process and helped me find the perfect flat. I would also like to thank Mark, the maintenance manager, who responds immediately to any maintenance inquiries or issues. I recently visited Thames Quarter to settle my family member down in the new building. There were a few things within the flat for which we needed support and Mark came in as a life saver. Not only did he fix and replace furniture but did this with so much warmth and affability. Mark's ability to create the perfect home with changes here and there and support in terms of being a call away has left us as the most relaxed residents. He is exceptionally good with application of his skillset but what is even more heartwarming is the way he approaches everything. Meeting him in the corridors is such a pleasant experience. I recently moved into Thames Quarter and have been here for a few months now. Overall, I have found it to be a great place to live. There are many advantages to living here, including its convenient location near the train station, high street, supermarket, etc One of the best things about Thames Quarter is its relatively low utility bills compared to other apartments. And it even include free internet access. Another advantage is that Thames Quarter is pet-friendly, which can be hard to find in other apartments. They even hold different pet events. Thames Quarter provides many free services for its residents, including 24 hours concierge , gym room, resident business/relax lounge, private cinema, private dinning room, postal collection service, bike storage service and even free coffee and chocolate. What's even better is that they organize different kinds of events like Christmas parties and different kind of teaching classes But what really sets Thames Quarter apart is its staff. All staffs here are all very nice, responsible, and helpful, especially thanks to Ivan, Jack, and Abbasi (sorry, my spelling may not be correct). They help me a lot here. Not only limit to Thames Quarter, as a newcomer to the UK, I had many questions about living here, and they are happy to chat with me and tell me everything. They do not just treat their work as a job, but they treat all the residents here as their friends. I cannot thank them enough for making me feel welcome and comfortable here. Overall, Thames Quarter is a great place to live, and I highly recommend it.

Just moved in for a week. While there are some minor maintenance issues in my flat, I enjoy the facilities here and the staff are all very nice and helpful. Special shout out to Niall, who is always eager to help and efficient with follow-up. It's lovely he organised a dog walk today so me and my dog got to meet some new friends. The free hot drink machine is nice, but it'd be great if someone will check regularly to make sure there is milk because quite a few times already that the milk ran out when I wanted to have a coffee. :D

I have been a resident at ThamesQuarter for over a year now with my partner, we enjoy living here and the staff are nothing but helpful and supportive. The reviews that reflect on the hot water issues and floods, it’s a new building and it is to be expected with old and new builds to have issues. Our flat flooded and we were provided with a temporary flat with in hours and all issues were fixed and resolved with in a week. All the heating issues were finally resolved, yes it did take a few weeks but it was permanently fixed no issues since January. The price point of the building may seem on the higher end, but if you take into account what you get for your money with a 23 minute train to Paddington and use of a gym and residential areas you can make great use of especially if you have guests, the pricing is very competitive even the parking is cheaper than the train station…if you can get a space here. Nothing but positive things to say about all members of staff (Day/Night) and they have a maintenance team member that works Mon-Fri 9-5 who is more than happy to go out his way to help.
