Lovage have been great managing my HMO for 5 years now. They just do what they say they will do and keep the process easy and fair for tenants and landlords. I have found this is rare in this business and I thankful to them and cannot recommend them enough.

Incompetent agency praying on the fact that most of their tenants are students. We lived with severe mold on our wall with water actively dripping down the wall. We flagged this to them in November 2023, the issue was not resolved until nearly a year later. We were constantly ignored and having to pay out of pocket to try and fix what the landlord should be fixing. When we moved in, we weren't even given keys to lock the back doors (the tenancy started in July and we didn't get locks until September!). This is a perfect example of a lettings agency taking advantage of their tenants.
We tried to rent a place in Gotham through Lovage homes in May, they messed us around for ages (admittedly I believe this was more the landlady rather than Lovage themselves) but when the landlady pulled out of the transaction we were left having to beg for our holding deposit back. The landlady pulled out in July, we were told we would be recieving our deposit back in August but it's been radio silence ever since, it's now October and despite constant communication from our end we have neither the holding deposit back nor any reason why. We're not sure if they're just incredibly slow or purposefully ignorant, either way we're left out of pocket. Edit: 20 mins after posting this we have our money back, go figure!
Caroline and the team were superb in the two sales they looked after for us. Always around to support us and found a new buyer in record time when a buyer pulled out late in the process. Extremely knowledgeable of the local market she gave excellent advice every step of the way. We would recommend Lovage to everyone. P
