    Saw an advert for rooms in a property they had put on Spareroom website. Rang them up. Turned out the information in the ad was incorrect ( ad said no minimum tenancy when in fact the company has 6 month minimum, also they said landlord might be turning it in to a student let so were not filling it at present ). Asked the member of staff if he would be contacting Spareroom to amend the advert. His response : " W"ell run our business how we see fit .Good luck with your house search . "

    Let's rent is an agency from HELL. The best thing I did was to change agency. I own a HMO in Hull and I bought this HMO with the Let's Rent agency already in place. I live in London which is far away! It's very worthwhile to do your research when choosing an agency, read the reviews and that way you can save yourself  alot of stress!! It was a nightmare dealing with the maintenance man Steve Strafford. Several issues were dealt very badly. The roof was leaking which was unfortunate and started causing damp. Steve neglected and allowed the damp to deteriorate to such an extent. He hid it from me, when I got suspicious that no tenant was taking up the vacant room I went down to the house (I live very far away, down south). I was given the wrong door codes so I could not enter the tenant room to the check. I had to battle on the phone to be given the correct door codes. This was very stressful as this was supposed to be my accomodation for the night. Once I had got the codes I was shocked to see how bad the damp had gotten. It was only once I kicked up a fuss a roofer was called in. Steve was hoping to make as much commission as possible by letting it deteriorate so badly but I had the tenant redecorate it so he did not make as much as he would have liked. On another occasion,  the ceiling started leaking and Steve told the tenant to carry on using the showers, I was SHOCKED! Photos of the damage attached. Obviously this was making the ceiling worse to the point where the ceiling was starting to fall off. Steve was not trying to resolve the problem but was trying to make it worse. Pure evil. It cost about £250 to 'fix the shower' I.e. tighten up a loose pipe and £450 to repair the ceiling. Not to mention new alarm, new lights. I have no doubt that Steve went and loosened it in the first place. The agency is poor at finding tenants. I even helped by directing tenants to Steve for him to show them the property. I soon learned that the prospective tenants weren't even being shown the property despite them pleading with Steve to see it. He was using me to find tenants and then fooling me that they were not keen. Communication was very poor with Gina Stratfford. My emails were ignored, phone calls ignored. It was though I did not have a right to know what was going on. In the end I had to use another phone inorder to make contact. This is a horrible agency that made my life hell. The tenants are not the problem, if anyone is a problem it's the agency that you put your trust in to manage the property in the first place. I hope I can save a few people some stress here and warn them not to choose Let's Rent because there are certainly far better agencies out there!
