Wonderful one night stay. We could have stayed longer just to keep chatting to David, the wonderful owner. The house and rooms are lovely and full of character. Hopefully we'll have an excuse to stay here again if just to try the breakfast! Thank you for your hospitality Oh .. And the pub next door is lovely and cosy !

I made a mess of the reservation and booked the wrong date but the hosts went out of their way to accommodate us at the last minute, so very helpful. Rooms were lovely and location was beautiful, will definitely stay here again and hopefully be able to spend more time there next time.

Overnight stay while visiting Dunham Massey. From the moment we arrived the welcome was great. The house and rooms are beautiful. With everything we could want, even down to the sherry in the room. Room was great. And the breakfast was probably the best we have had in a hotel anywhere. Easy to walk in to Dunham 10 mins down the lane, that's for a great stay

Lovely owners, lovely building, lovely location. A short walk to fabulous gardens and stately home. We didn't eat but the breakfast looked marvellous. Thank you so much for making us feel so welcome. Tom and Tie C.

Booked 2 rooms - the four poster room for my parents and the garden room for myself. Beautiful appointed rooms with large comfy beds. David, Janice & Chris were super hosts, breakfast was fantastic with lots of choice. My dad said his smoked salmon and scrambled eggs was the best he’d ever had! The grounds are well kept and very pretty lit up on an evening. We even met the friendly resident lion too (see photo), sunning herself in the garden! Lovely little village pub nearby. A wonderful stay of which we will make our base from now on when visiting family.

Nice farm house b&b. Good location, very close to M56, airport 15 mins and Trafford Centre 20 mins away. Lovely quaint house, full of victorian furniture, which I love. Has a communal sitting room and breakfast room looks good, although didn't have breakfast, so can't comment. Room ok size, ours was en-suite. Good size shower. Towels soft and plenty of soap and shower gel. Wardrobe in room as well as tea making equipment, bottled water and a sherry if you fancy. They have wi-fi, a TV and firestick should you want it. Bed was firm but comfortable. The downside is (or maybe not), even with rad valve off, the room was very hot. Also very noisy from the rest of the house. I am a light sleeper and could hear toilets flushing, taps running, a guest with a perpetual cough, chairs dragging and early in the am, aircraft. I would, however, stay again.

Our second visit to Ash Farm and didn't disappoint. Another warm welcome from Jan, David and Christian. Rooms are lovely and clean and well stocked with the normal tea, coffee etc Breakfast is excellent, so much choice and cooked to order. 5 minute walk to Dunham Massey and lovely homely pub next door with a real coal fire

Absolutely my new favourite place to stay. Stunning location, rooms, breakfast and hosts. Couldn't fault it. Felt like a real luxurious experience.

Nice place to stay, just in the right place for us . Room needed a bit of housekeeping, spider Webb's and a bit sticky. There was completely sherry in the room, bathroom was good. The owners were lovely, the breakfast which was extra , was excellent. Would stay there again.

Excellent place to stay, tucked nicely off the beaten track. Great value for money. High spec throughout with plenty of attention to detail. First class breakfast food, owner can't do enough for you. Highly recommend and won't hesitate to stay again when next in the area.
