Poor but booked via the office as a last minute stay over for an event . Firstly, as aesthetic as the apartment looks it’s a complete cowboy job. There were multiple stains on kitchen chairs on the sofa in the living room. The beds are singles pushed together and the bed sheets were extremely poor too for the price you’re paying. Plugs converted to 2 pin referring them useless. Wall heaters hanging off the wall and broken Cracked window glass and broken blinds. Broken lift made worse by being on the 5th floor. Only positive I can really take out of it is that the location of the complex was great for an event we were attending at the cricket ground.

Stay well clear of this building. The management company is the worst in the world and CERT (the developer) won’t get rid of them. The car park bollard has never worked so you can come home from work to find there are no empty spaces, resulting in you having to pay for parking elsewhere. The build is terrible quality, I have had many leeks when it rains to the point the paint on the wall has come off. The car park is riddled with rats, you can see them climb up into cars which results in damage (the damage costs £0000’s! The lift never works, it’s been broken for over 2 months and has barely worked during my time here. There are many air bnbs and there’s no checks on who they let in. You’re often woken up at all hours in the morning. There’s no limits when people lose the door key on a night out, they’ll come and 3/4am and drill the door. You think it’s a modern building but wait until you move in, don’t be fooled.

I’ve been living here for 4 years and haven’t experienced most of the issues mentioned. The building quality has been good in my experience, and I find the location very convenient for everyday life. It’s generally quiet — I’ve never heard the loud plumbing or shower noises mentioned in other comments. My flat is bright and comfortable, and regular cleaning and care really help keep things in good condition.

Awful! Mold all over my space! Rats everywhere! Lifts never works, false fire alarm and the whole corridor is soaked now as a results. The pipes make loud noises, and the building management is not responsive, do not waste your money on this property, worst experience ever

Avoid this place like the plague. The building is only about six years old, yet it’s already crumbling. The plumbing is dreadful, every time someone upstairs turns on a tap the pipes make loud banging and tapping noises that will wake you up in the middle of the night. You can hear every toilet flush and every shower running through the walls, and most of the taps and the shower in my own flat are broken. Fire safety is appalling. The doors failed their checks nearly a year ago and nothing has been done since. A neighbouring flat even caught fire due to a faulty boiler, which the firefighters confirmed. The management has still failed to take any meaningful action. The lift is more often broken than working, the bins are left wide open, and the car park is crawling with rats. It’s grim, unsafe, and completely neglected. This block is a disgrace, poorly built, badly maintained, and downright dangerous. Steer well clear.

Probably the most frustrating experience I’ve ever had staying somewhere . Firstly, as aesthetic as the apartment looks it’s a complete cowboy job. Half the shelves on the wall aren’t on properly and pictures kept falling down. There was multiple stains on kitchen chairs on the sofa in the living room. The beds are singles pushed together and the bed sheets weee extremely poor too for the price your paying. Was back and forth with the landlord regarding paying a security deposit at the start as they couldn’t take it straight out of my account and the links would never work. We also requested late check out weeks before which was agreed via text, yet 24 hours before we were told this was no longer available and kept hearing different things from the landlord. Only positive I can really take out of it is that the location of the complex is really good if you are going to a match or want to go city centre but there are definitely far more better places to go for the money your paying

The top floor duplex's have been put together by cowboys: - Super thin walls - No ventilation (when its hot be careful with your kids etc it gets TOO HOT) - Doors too heavy, eventually your door handle will come off. - Juliet doors dodgy. - Showers/Plumbing was terrible. - Noisy corridors and neighbors. AVOID Residential Estates Estate Agents at ALL COSTS they will ignore all of your issues then try to charge you for them when you leave. (Take out of your deposit). (See my review for them on their google page! Its not good!) Most top floor flats are Air BnB Types so be ready fro random neighbors every other week/weekend, some will be loud and here for events/football. Look out for football days at Man United, entrance road will be blocked, parking will be full, access road will be blocked. Football fans leave rubbish and damage the car park. Your mail/parcels will be stolen. The elevator constantly breaks. The parking barrier has been broken for months, and when it breaks again it won't be fixed for months. The Manchester Marathon takes place on the street, the finish line is DIRECTLY in-front of the building so the road will be closed an access is limited. Any concert/event that happens at the cricket club completely shuts down the road and you will struggle for access.

Nicely decorated inside , rent is quite affordable if you’re looking for a small 1/2 bed . Build quality of the apartments themselves is pretty poor, door handle fell off front door , pretty large gaps under doors . Sound proofing is also not great , can hear everyone coming and going even if they’re 5-6 apartments down the hall, possibly due to the doors not being strong enough , been woken up a lot with doors slamming throughout the night and constantly listing to upstairs stamping around 24/7. Also seen other tenants living in kinetic stealing packages from the mail boxes as their is no reception with security so don’t feel comfortable ordering packages . The bollard for the carpark has not been working properly for a month now but the building management company won’t fix it, and the 1 lift has not been working for nearly 2 weeks now. Overall for the price of rent I can live with some of the negativities as the apartment block is typically kept clean , the units themselves are nicely decorated and I’m sure there is a lot worse places for around 800 a month. Also be aware that the football matches bring massive crowds leaving their cars around the apartment and in the large office car park behind kinetic so can be hard to get in and out when their is a match on.
