Got parking ticket while picking customer up. There is no layby for loading or picking customer up. I'm taking the oneparking solution to court. After speaking to management team they cant do anything, normally management team can cancel tickets but this company won't.

If you’re thinking about moving into Fabrick, please read this first. In my experience, this place gives landlords a bad name. I’ve just completed a four-year tenancy here. It wasn’t always bad — the first couple of years were fine — but the steep decline in the last 18 months has been remarkable, both in how the building is managed and how tenants are treated. One of the property managers, along with the director, has left a poor impression on me personally. In my dealings with them, I was often spoken to in a rude, condescending and dismissive manner. At times, they seemed uninterested in resolving issues. For example, when a washing machine in my apartment flooded, they insisted for weeks that it “wasn’t broken” — despite repeated problems — only to eventually admit it was. During this process, one comment made to me was that they were “respecting his time,” which came across as extremely patronising in the circumstances. To be fair, Mohamand has always been polite, professional, and helpful in my interactions with him. Unfortunately, my positive experiences with him were outweighed by the more negative ones with senior management. When I eventually submitted a formal complaint, the director’s response was: “Well, you haven’t raised any issues before.” For me, that reflected a wider problem: tenants not raising issues because they feel they won’t be taken seriously. Fabrick once had a genuine community feel. In my opinion, that has been lost since staff changes and an increase in Airbnb-style short-term lets. I’ve personally seen rubbish left in reception and unauthorised vehicles using paid parking spaces — issues that make life harder for residents. There are also signs of cost-cutting. Concierge hours have been reduced, the car park barrier was out of action never to be repaid during my tenancy, and the communal areas became noticeably more worn. Despite this, rents still increased (albeit in line with inflation). As for hygiene, in my final week I personally saw a rat in the bin room. I can’t speak to how common this is, but when I mentioned it to other residents, several told me they had seen one before too. Another unresolved concern was the water bills. Mine were consistently high — in some months, higher than what friends in full-sized family homes pay. Several residents raised similar concerns, but to my knowledge no clear explanation was provided. The only reason I stayed as long as I did was due to work commitments and a need for stability. If you’re in a position to choose freely, my personal advice would be to look elsewhere Response to Fabrick I expected that leaving an honest review would result in a bitter response, as seems to be the case with any negative feedback you receive. Still, your reply was even more comical than I imagined. Regarding the tenancy appliance – I have a full email trail confirming it wasn’t us, so your claim is simply untrue. As for the suggestion of raised voices, that’s utterly laughable. There has never been such an incident, and this feels like a desperate attempt to save face. As I stated in my original review, the treatment by your team has been nothing short of disgraceful. Concerns that I and many other tenants have raised have been completely ignored. Your response only reinforces the very issues I highlighted in the first place.

Fabrick WAS wonderful for meeting people of all walks of life and creating great friendship groups but it has lost its touch ,From the poor cheap B&M decor too the repairs the “maintenance man” (cheap labour) thinks he’s qualified too do the sink constantly falling from worktop this is barley the tip of the iceberg and it’s a shame really the front desk staff are poorly trained don’t know where anything is half the time but if you a are a first time buyer stay well away they never seem too like too give you ur deposit and when you raise the problem it’s a long process until you get ur deposit poorly secured building with untrained staff the people on the front desk with there eyes glued too there phone it’s ridiculous.

Small overpriced flats with cheeky landlords. Unexpected plumbers come and turn your hot water off and charge you to repair it with no contact from the landlords. If you like the smell of weed and cigarettes through your windows then you're sound. Flats don't go below 30 degrees in the summer so it's alright for energy bills but you might die of heat exhaustion. Train sounds are a nice added ambience to keep you awake at night. Good location though.

right guys, i lived here for 6 years, worst 6 years of my life. the building was constructed like 3 years ago, before then i lived in secret on a hole on the land, once the construction started i was awaken from my sleep multiple times, once the property was fully constructed i moved into a 1 bed 1 bath place for 300 quid a month, aka i just stole the 300 quid a month to pay rent, eventually the smell of crack and cigarettes forced me to vacate this slum. i hope i can find somewhere else to live, this place attached seems more appealing.
