   I have had the terrible experience of having rented an airbnb which this company manages. From misleading listing ( Airbnb agreed and helped with a partial refund) to a filthy apartment which hadn't been cared for in weeks ( rubbish piled up in the back garden ) A complete lack of professionalism in general. I will certainly be avoiding any property they manage in the future. Landlords beware.

   I have a stay with Aspen House in Dublin, Ireland via guest 365. After making a booking, they do not say “the quickest way to get a response from us is by email”, which what I was told once I met with someone who works for Guest 365 in person. Had they had said that from the beginning, things would have been much smoother for me. I tried messaging them through the Expedia app, which they would only respond when it was conviennent for them, and I tried calling their number, which was out of service for me. The letter they sent for check in made it seem that there would be someone waiting for me OUTSIDE of the entrance to check in, and here’s another thing they have to make a change to. They need say in their check in “the only time you can interact with people who work directly with Aspen House is when you are just arriving to check in (buzz in the doorbell once to be let in) and when you leave the building after you check out”. They never said anything like that in the check in letter as they wanted us to avoid interacting with the Aspen House workers. I was confused for 20 minutes when I arrived to the building and had to follow someone in when they entered.

   One of the more sensible decisions I have made, moving my property to Guest365. After initial interactions, it's not unusual for service/performance levels to drop off after securing the business, but this can't be said in this case. Quick to respond to any queries, property is serviced immacuately and this has been the clear driver of my property's increased occupancy rate. Very happy!

   Guest365 are a great company to work with. They take the hassle out of managing our various rental properties. They are very responsive to any of our questions and go out of their way to provide great service not just to us but our guests as well. They always work with us to solve any problems we may have and we understand that with any business there maybe teething problems but all in all we do not regret using their services. Keep up the great work.

   Such a thrill and a wonderful experience to stay in George Harrison’s childhood home while visiting Liverpool. The house is lovely and well cared for. It’s clear that Kevin and Laura took a lot of care to be respectful of George and the Harrison family. That meant a lot to me. There are some wonderful photographs of George with his mum and dad, and Paul and John. Any Beatles fan would be delighted to be in those rooms, where George, Paul and John rehearsed as youngsters before it all began. The house is comfortable and the kitchen remodeled. There is an original cupboard, and the bathtub and sink are also original. Stay in this historic residence for at least a couple of days when you visit Liverpool. You won’t regret it.

   Everything was absolutely amazing. The apartment is so cosy and clean. The kitchen is fully equipped that we cooked nearly every meal in it during our whole stay. I really liked the smooth and easy check-in and out. The communication was so effective. Finally, the location is just perfect, as it is withing a walking distance from bury interchange from where you can go to Manchester and its city center. We had a lovely stay, would definately come again.

   Wow I'll start with communication, Kevin and Laura kept me up to date every step of the way and even checked everything was ok whilst I was there. The house we stayed in I. Upton was beautiful, so clean, beautifully decorated, really comfy beds I could of slept for days. The kitchen is so modern and nice and I love the garden. I honestly can't fault anything. Would highly recommend.

   Guest365 have been managing my 2 properties on airbnb (London / Manchester) for 2 years now and im very happy with the team there! Everyone is very friendly with great communication no matter the day. If you want to sit back and have a hands off approach to managing your investments then I couldn't recommend Guest365 any more to take care of things for you!
