If I could rate this place a zero I would My experience with X1 Properties has been nothing short of a disaster from the day I moved in to the day I left. I honestly cannot understand how this company is still allowed to operate the way it does. First of all, the so-called “24-hour security” is a joke. People walk in and out of the building like it’s an open market. Random strangers knocking on doors, trying to force entry, and security is nowhere to be found. Every time I tried to report something, I got absolutely no response. It’s like they’ve hired a ghost security team just to save money. If you’re expecting safety or even the slightest peace of mind, forget it. When I moved into the apartment, it was in a filthy, embarrassing state. Dust everywhere, floors, cupboards, kitchen surfaces, you name it. I had to clean the place multiple times just to make it livable. The fridge was disgusting, the oven looked like it hadn’t been touched in years, and the walls were covered in marks. Even the flooring had dried cement and silicone left all over it. It was clear they hadn’t bothered to check the condition before handing it over. Fast-forward three months to when I moved out, I returned the apartment in FAR better condition than they gave it to me, and somehow I was slapped with a massive cleaning fee. Suddenly the walls “needed painting,” random things “needed replacing,” and I was held responsible for issues that were there before I arrived. They were quick to take my deposit, quick to threaten me with debt collectors and legal action, but completely unreachable for anything that actually mattered while I was living there. This company sold me a dream and delivered a nightmare. They will happily take your money, ignore you when you need help, and then squeeze every last penny out of you on your way out. Save yourself the stress, the sleepless nights, and the financial headaches. Do not rent from X1 Properties. This place is nothing but a scam with fancy marketing. Avoid, avoid, avoid.

I recently moved into my new home, and I’m really impressed with the excellent service I received from the team. Gwyn and Jess were instrumental in ensuring that all my documentation was completed quickly and smoothly, allowing me to move in right on my planned date. Overall, X1 have been nothing short of appalling. From moving into a dirty apartment and finding mold to poorly maintained furniture, holes in the walls, blocked drains before we even use the showers, boiler not working. But the worst part is that we have logged everything and have proof and they deny everything, our health visitor wrote a review and is passing this to the council and ombudsman because the ventilation hasn’t worked since summer, this was when my partner actually was pregnant, weve emailed, called, logged and no help was sent, until recently, we got our own engineer to come and looked and it is not working correctly, the button to boost it, doesn’t work. So a heavily pregnant lady was suffering in an apartment with no airflow, windows or vents and X1 denied it all. Would not recommend.

Worst letting company I’ve ever used. Landlord will randomly show up unannounced, and you will be chasing and chasing people on emails for months. Members of staff will talk to you like you’re one of their besties when you’re chasing issues with a hey and sign their emails off with X’s. So unprofessional! Parcels are regularly stolen and security is next to non. So many issues with this company and would not recommend them to a soul. You will also be charged for issues that were already there before you moved into the flat! Stay far away!!

I live with my wife in X1-The Gateway, Salford Quays. Though I rent through a landlord X1 are the building management. I think if they intend to make things worse, they can’t. I will list mainly 3 reasons (all during 1 month by the way) - let’s see by the end of the contract if I’d still be alive ;) 1) Technically speaking you have 20 floors with almost 15 apartments each floor, thats between 300-600 people. And Guess what, it has been more than a week and the elevator (the 2nd one) has decided to stop working, and X1 decided that its nothing urgent to fix. You have to wait 15 mins to get the elevator… waiting for the train is faster. If you arrive during peak hours you have to wait in line for the elevator. 2) I live with my wife, and they are refusing to hand us another building card (we pay for it). I guess this is the case with all as you will regularly find RESIDENTS who can’t enter their building and I guess for the same reason 3) During this summer Heatwave, and I live on the 13th floor, I had to live with no windows. There is a tremendous number of insects and flies of all sorts on the window. Twice, we had our living room full of flies like bees in a hive. We asked them to check the roof (directly above us) as this is only occurring in the living room (It is not the case for neighboors or even in our adjacent bedroom), and they didn’t. Horrible summer with 0 air in the flat. They wont do a thing about it because “no one else complained”. I don’t know why they market themselves as luxurious and so when they really can’t manage a building and have responsive customer support.

Worst place I've ever stayed. The staff were super friendly and responsive before we signed the contract, after that we were lucky to hear from them at all. The roof of the building started pouring water in March and has yet to be fixed. A handyman came out the same day and told us the water was causing damage to the electrical appliances on that wall and that he personally wouldn't feel safe using them. Despite that and me chasing the agency almost every week, it was never resolved. Tara in particular was incredibly rude when we were chasing for updates and a resolution. We raised an official complaint in April which was never acknowledged or addressed, contrary to their complaints process on their website. We've now got the property ombudsman involved and they're not replying to them either! Luckily we've moved out but now face a battle to get our deposit back as they've previously threatened to hold us liable for the leak, despite the fact the damage wouldn't be so prevalent if they'd fixed it in the first month rather than nearly 6 months down the line. They're hard to contact and unprofessional. When I did manage to speak to someone on the phone they told me in confidence that the agency happily ignores the complaints it receives and we're not the first to face these kinds of issues. Will never rent with them again and will continue to tell everyone about the awful experience we've had with them. Also reported to Salford City Council along with a few other residents, and the council are now looking into the state of the building. Stay away, there are better places to rent and more professional people to rent from.
