    Absolute joke of an agency. House hadn't been cleaned when the tenancy was started but Springwell expected it immaculate at the end. Don't expect your deposit back they will charge you for all sort. They left a bag of odds and sods from the previous tenants at the start of the tenancy and they had the audacity to charge for its removal at the end. They even charged for wiping inside of drawers in chest of drawers when A) i had already cleaned them and B) only clothes had been kept in there! They seemed to respond quickly to maintenance issues but only managing shoddy repairs at best. Also don't expect professionalism if you ever have to deal with them especially Sabrina and her self inflated ego and obnoxious attitude. The lack of empathy from her was nothing less then concerning, She seems to thinks that as the renters are students they do not matter and she makes it quite well known. Probably hasn't worked out that they are contributing to paying her salary for the little service she provides. If you got another option i would go for another agency.

    Avoid all costs. Had issues with an intimidating neighbour which lasted year long with 0 support from the letting agency over trivial things such as bins. We were threatened with being evicted from said neighbour who was apparently worked for the police. As 5 girls being subject to the abuse of one man for a year long this was a horrible ordeal. Done even get me started on the deposit, being charged for a professional clean due to ‘dust on bathroom floors’ and charged for leaving coat hangers for the next person. we got charged further for leaving a door hook which was already in the house when we moved in. Absolute farce and would DEFINITELY NOT recommend. I left a side table for the next tenants as the house didn’t come with one and charged for this, so if spring well see this can i come and pick my table up if you don’t want it?

    Springwell Property Rental Agency provides appalling service! What was supposed to be a safe and comfortable home for students turned into a year of frustration, health hazards, and complete neglect from your agency. Upon moving in, we were told that the house had been “professionally cleaned.” However, it was immediately clear this was either a lie or the standard of “professional” was laughable since everything was filthy. This set the tone for the rest of the tenancy. We were also assured that issues of damp and leaks had been resolved following the previous tenancy. Yet, as soon as winter set in, water began leaking into nearly every front-facing room. It became clear the roofing was entirely inadequate, and their promise of repairs was nothing more than a dishonest attempt to cover up serious property defects. The house upon move in was uninhabitable due to a massive rat and fly infestation. Their idea of pest control was sending a man who sprayed cheap fly killer purchased from Amazon and claimed that was good enough. When we challenged him, he laughed and said, “This is student accommodation, what did you expect?” His attitude and response were utterly unprofessional and offensive. Unsurprisingly, the flies returned shortly after. Thankfully, one of our housemates had a family member in pest control who stepped in and dealt with the issue properly: something their agency failed to do. We were also promised that the dangerously uneven kitchen and bathroom floors would be replaced before we moved into the property. When the work was finally carried out, the builders left all their construction debris in the garden, which remained there for weeks and only made the rat problem worse. Once again, their negligence added more stress and health risks to our daily lives. Builders also used tenants belongings such as new tea towels and towels to clean up their mess, meaning they had to be thrown away. The house’s general state of decoration was unacceptable. Eventually, even they acknowledged this and were forced to redecorate certain rooms. Furniture fell apart and took weeks to be replaced meaning tenants couldn’t move in! The front garden grass was never cut during the entire tenancy, further showcasing their complete disregard for property upkeep. We requested a meeting with their director to address the serious concerns we had. Instead of a solution-focused discussion, we were met with nothing but rudeness and indifference, making it clear that tenant welfare is not a priority for their agency. As students, we felt completely helpless. We eventually stopped reporting issues altogether, as every request was met with either ignorance or excruciating delays. Dealing with their staff was like asking them to donate a kidney, an exaggerated struggle for the bare minimum of service. Considering that, collectively, we were paying nearly £50,000 a year, their attitude and performance were disgraceful. Rather than continuing to profit off vulnerable students, inspect your abysmal properties and take them off the market for a year and make it safe, liveable, and worthy of the extortionate rent you charge for them. I am disgusted by the treatment we received from both the agency and the lack of urge to the landlord to resolve these issues. You’ve turned what should have been a supportive living environment into a year-long nightmare. Students are here to study, and you are here to provide safe and comfortable housing that enables that. Instead, you’ve created stress, anxiety, and multiple health and safety risks. To any future tenants: do not rent from Springwell Property Rental Agency. They do not care about you, their properties, or providing even a basic standard of service!

    I don’t normally write reviews for anything. However, in the case of staying with Springwell, I’m willing to make an exception. Between July 2023 and June 2024, 6 of us 3rd year uni students stayed in Burchett place at a springwell managed property. Having been students now for 3 years, between the 6 of us we have been with a wide variety of companies and individual landlords in Leeds and we can all collectively say, this has been by far the worst year we’ve had. I’ll give you a couple of the ‘highlights’… 1. Our fridge freeze broke so we requested a replacement through the app. After 48 hours without a fridge freezer, a ‘temporary’ fridge feeezer was delivered which had 3 shelves (a 3 shelf fridge is not sufficient to accommodate 6 people). We then opened it up to find it was full of mould and grease. See the pictures attached. 2. 3 days after we moved in we put a request on the app for Springwell to fix our broken kitchen bench. This was labelled as ‘completed’ after some time. I’m writing this review as I move out on the 30th June 2024 (nearly 12 months on from this) and it’s still not fixed! See pictures attached. 3. On Friday 28th of June, they took the Wi-Fi router! 2 of us were still living in the property as our contract is in place until the 30th of June and they left us with no Wi-Fi! 4. We had a variety of these kind of issues through the year which resulted in me actually ringing their office. The receptionist, who was always very argumentative and arrogant , blamed the issues on ‘external contractors’ when things weren’t being fixed in an appropriate amount of time and acted as if there was nothing they could do. Springwell can’t seem to understand that tenants in their houses have a legal contract with springwell, not the external contractors. It’s completely irrelevant to me who you are contracting out to - It’s your responsibility!!! 5. A couple of the expenses that were deducted from our deposit were ‘Oven tray left’ and ‘hangers in wardrobe’. I even left a full bottle of bleach and spray for the next person in my room only to be charged for ‘cleaning items left’! We have made note of various breaches of contract & health and safety violation’s on your end and have collected the relevant evidence. We have contacted Leeds City Council and Leeds Tenants Federation. The best thing I would say to any group of Uni students who are looking for a house is don’t stay with springwell. We paid £155 a week which is pretty top end and we most certainly didn’t get value for money.

    Have had such a bad experience with this estate agents over the last year. Extremely rude staff especially Rachel and Sabrina. Have had multiple issues which they refused to sort out and have just patronised and treated us like idiots as were students, definitely would not recommend to anyone looking to let from them they literally only care about money and not the welfare of their tenants. Made me sleep in a soaking wet room for 2 months after my room flooded and refused to subsidise my rent as they said it wasn’t their fault even though it was an issue which was prior to my tenancy

    After I had such good service from the Team at Springwell I recommended them to my daughter who was looking for professional tenants for her rental property in Headingley. Ben and Brad met her the day after she contacted them and new tenants were found and signed up in 3 days. They were also really helpful to her sorting out their maintenance team to do a few necessary repairs before the new tenants viewed it. Fabulous service again. Many Thanks

    I was with Springwell for the academic year of 2018-2019. I really couldn't fault them at all. From my first viewing of the house, right until the end - their service was incredible. I'd like to say a special thanks to Georgie for always being so helpful with any problems in the house and all of her help towards the end of the year during the moving out procedure! Would definitely recommend Springwell to any other students! My 5th year at Uni and definitely the best letting agent I've been with :)

    Really helpful, honest staff who listened to our criteria and showed us really nice houses to our budget. The houses were all suitable, and we didn't feel pushed into making a quick decision at all. As students they were really patient with first time renters and explained all the contracts to us etc. Go with Springwell!
