I rented one of their student homes around 6 years ago in a house stuffed with 8 other people. Absolute sharks and a joke of a company. Rude, ignorant, and genuine conmen. Careful of the better reviews and stick clear from this horrific company.

⛔️⛔️Please read this before signing a contract with Apex Homes, Hyde Park corner, Leeds. Let me share my own experience happened 1.3 years ago: I booked a room through online viewing from India in November 2021. I reached Leeds on 14th November, 2021 at around 12:30 PM. I tried to inform that I was going to pick up the keys from their office within 1 hr, but they didn't pick it up (I was in Train from Kings Cross to Leeds). In my contract, the start date was 14th November. When I reached their office, Mr. Waseem was quite surprised, and asked my contract start date, like he was completely in a different world. He told me that, the previous tenant was still now at the property, and I should come back after 5PM. After having a meeting with my supervisor, I returned to his office at around 6 PM. Surprisingly, he told me that "Sorry, the current tenant is not moving out today", and they compelled me to book a hotel for that day (I paid £66 from my own pocket). I stayed in that hotel on 14th November, 2021. They assured to give me the keys on 15th November, 2021. On 15th November, I started calling them from 10 AM, and as usual, they were not picking up the call. I realized, something was fishy. I instantly called University Accommodation team, and explained my situation. Within 1 hr, University confirmed that they could give me a room for 3 months, but I had to confirm within 2 PM. I reached Waseem's office at around 12PM, and waited for 1hr, when the previous tenant came to hand over the keys. After getting the keys, I went to that property, and saw the previous tenant was still there (and he had the keys, possibly it was a duplicate one), and was moving out their stuffs. Upon entering, I saw cigarette buds everywhere, the bed frame was broken, the mattress was in kitchen instead of bedroom and torn (to summarize, no one can stay there for a single day in that cold weather). I returned to his office within 10 mins, and said that I can't stay in that property anymore. Initially, he told me, I was breaching my contract. But, I was lucky that in the main contract, I added an extra point: "I need the property in neat and clean condition", which it was not. Then he argued, I should call Maintenance team to fix those issues. But after 20 hrs flight journey, it was not possible for me to wait for the Maintenance team. I told Mr. Waseem, "I'm not going to continue the contract, as you didn't fulfil my terms and conditions", and immediately confirmed UoL Accommodation team for my stay. I simply told Mr. Waseem "I need my money back, otherwise I will go to the court of justice". I was lucky that I received the deposited money in my account within 4 days, but the money I spent for hotel was not reimbursed. Moral of the incident: AVOID, AVOID, AVOID!!! APEX HOMES, Leeds.

The entire bathroom is mold and mushroom infested. I've asked them to sort it several times and if I'm not happy with their refusal they tell me to move out. Every time. They've resorted to ignoring my emails now. One of the former residents committed suicide and they were rude and dismissive with the poor lads parents. And after all that they've got the front to put the rent up and claim "inflation" as an excuse and gas prices because gas is included. There's no central heating but gas price increases somehow warrant a £50 increase in rent per month. I'm in a studio. My parents 3 bedroom terrace with full central heating, their bill went up by £50 a month ish. During the winter. Every tenant says the same. Every time they're asked anything there's some diatribe about how "we don't do that here, go live somewhere else". Come on everyone - 40 + years since the private sector were given free reign over housing. It's all falling apart and getting more expensive while landlords spend all our money on themselves and whine about how unappreciated they feel. Why are we still accepting this?

I have been with Apex homes twice and both very pleasant. Never had to pay for anything even when I have had fixes for a broken door, fuse box, window and them painting twice the walls. One of the times they painted with out me even requesting, as they saw it at a house viewing when I was out then promptly called me to ask if I wanted it done. Honestly, they are great if you like the house you'll you fine.

I know many people who have been with Apex homes and for Leeds I think it's genuinely the best people to sign with. They don't screw you over with the deposit as you don't even have one as it just goes to your rent. Having stayed with them this past year and my girlfriend two years prior they are very fast to fix things and just generally nice. Moreover, they are very affordable, flexible and don't have a load of hidden fees. Only thing I can say is annoying is that there photos online are quite bad so go in person to visit the houses. With reviews you only see extremes as they have upwards of 200 homes the likelihood of something bad happening to a few is inevitable.

Absolutely shocking agency, we are currently student tenants at a property on Brudenell Road. Apex homes have failed to deliver proper health and safety standards throughout this year. Any issues we have had with the house have had to be arranged by us, i myself have had to contact private contractors twice. Many of the 5 star reviews for this page aren't real at all, and it certainly isn't a suitable agency for students. We are currently taking legal action on the company and our landlord who shall not be named. I wouldn't be surprised if this comment is accused for being a "fake review." The landlord we are currently under has been verbally abusive to me, and other tenants at the property.
