1. A Watershed Moment ★☆☆☆☆

   Never been with a bad letting agency until this one. House wasn’t cleaned between tenancies. Completely ignore your request to remove safety hazards even though this was agreed on. Half the house was ancient and in need of repairs or replacements that were not addressed. Staff are incredibly rude. Will 100% not give you your full deposit back even if you document everything. AVOID!

   We’ve had a bad experience with Leeds rentals for a number of reasons: (the only reason we rented with them was because they were the only pet-friendly rental we could find at the time). - Mainly that their contracts are very hard to get out of. It’s not a rolling contract. You can only leave the tenancy if you give two months notice before the end of your yearly contract. However they really push you to renew your contract for another year, 6 months before your contract is due to end. We had such a stressful experience trying to get out of the contract. - The flat we rented was in such a worn out condition when our tenancy started, worn out brown carpets, marks on walls,That flat really needed some TLC and the carpets were old and needed replacing. - it took ages to get our deposit back. - Their own website didn’t work for a number of months. I personally wouldn’t wish the stressful experience we had with them on anyone.

   Rented with this company twice now. Although the first encounter was below expectations they have really upped their game over the last 6 years. They would definitely be my first choice if I was to move back to the area. Huge thanks to Kehrn, Beth, Danny and Eric for the last 3 (almost) stress free years!

   Don't rent with Leeds rentals, they couldn't be more unsupportive as student landlords. There are far better options of landlords who actually want to help and support you. They provided us a house with no kettle, microwave, toaster, hoover, mop- meaning we had to buy all of these things despite it being painted as a house with everything we needed. When it came to maintenance requests, they were lousy at replying. They left us with no fire alarm in the kitchen for 3 months after sending somebody out to fix it- who just detached it and left. In addition to this, we repeatedly would lose heating and hot water and would have to often call someone to come fix it which would be fairly delayed too. They will try and take as much money from you as possible and not care about the fact you're students.

   We had a good experience with this agency, particularly given the circumstances of the pandemic. It's good to find a pet friendly letting service without a number of caveats and they were very helpful when moving house and reclaiming the full deposit when we left the property. Very easy to deal with on the phone as well, would recommend.

   Everyone I dealt with at Leeds Rentals was very friendly and professional, they were always happy to help with any questions and assisted really well when my circumstances changed and I had to vacate my tenancy early. The flat was in great condition when they handed it over and everything was as smooth as it could’ve been!

   Unfathomably poor service. Work from maintenance requests are delayed and half complete. Deposit is used, illegally, to pay for cleaning costs and gardening. Any actions from them requires multiple emails and phone calls. Staff are patronising on the phone. The only saving grace is Kehrn, who seems to be the only member of the team who respects the well being of the tennant's. Numerous maintenance complaints were never dealt with. Avoid.

   The worst estate agent in Leeds avoid at all costs! We've had problems throughout the whole year start to finish. The first problem we encountered was with the contracts where they hadn't sent over all the documentation for us to fill out and sign until the day before we were due to move in. They proceeded to tell us then we would lose the property unless we had filled out the paperwork bear in mind as we're students most of the house members weren't in Leeds. One of our house members was due to move in when our tenancy started and she was informed that would be possible and the house would be ready. When she arrived the house had suddenly become a building yard with work being done that we didn't know was scheduled and so she wasn't able to move in. Throughout the year they're a nightmare to get to fix anything in the house. Both our toilets broke which is extremely unfortunate and Leeds rentals refused to send someone out straight away informing us it will be sorted in 3-5 days. A situation like this shouldn't be left for so long. We had other problems throughout the year which took forever to sort however I won't go into more detail. Nearer the end of the year when they are trying to rent the property out for the following academic year they repeatedly entered the house without notice. As per the contract, we should be informed of house viewings at least 24 hours prior and they failed to do this for over half the visits. Even after informing them and in some cases refusing entry they carried on irrespective of our privacy and let themselves into the house. Finally, you will not get all your deposit back through absurd charges. Before we left we cleaned the house from top to bottom it was absolutely spotless and would say actually cleaner than when we moved in. On our damage deposit report, we got charged for a light clean when there was literally nothing left to clean. We also got charged for a damaged draw which we had put on our inventory form. Marks on the walls which we had gone to the extent of painting over so they couldn't have been visible. The charges implied were absurd I've attached pictures so you can make your own judgement but most would agree it's spotless. Avoid at all costs, how someone has given them a 2 star rating is beyond me
