I had an incredibly disappointing experience with their letting agency (HG Premier Lettings), largely due to my dealings with an agent named Natalie. After my application was approved and referencing completed, the agency cancelled the tenancy based on requirements that changed late in the process. Throughout this period, I was given inconsistent explanations, pressured to agree to new terms, and asked to meet unreasonable deadlines that conflicted with earlier written information. Communication was particularly poor. During a phone call, I felt repeatedly spoken over, little flexibility was shown, and the call was ultimately terminated while I was attempting to explain my position. This was both frustrating and unprofessional. Despite my efforts to cooperate, attend inspections, and propose reasonable solutions, the situation escalated unnecessarily. I was left feeling bullied rather than supported, with no genuine attempt to resolve what should have been a straightforward matter. Overall, this process felt stressful, unfair, and lacking in transparency. I would strongly caution anyone considering this agency to think carefully, particularly if you value clear communication, professionalism, and being treated with basic respect.

However, I am filled with immense regret for buying an apartment from Heaton Group, and I hope that my review will help any potential buyers make an informed decision about whether to proceed with buying an apartment from Heaton Group. I bought an apartment at Bishopgate Gardens off-plan. The location is excellent, and the view from the 10th-floor apartment during sunrise is breathtaking. Maxine was extremely friendly and helpful, making the process easy to navigate. Thatβs where my positive experience ends. The construction was delayed, and I received the apartment keys well past the long stop date. I began noticing red flags after I had placed a non-refundable deposit. I tried to walk away, but eventually took the risk and proceeded, thinking it would be a sound investment. I was proven wrong multiple times. The construction quality is poor, with issues such as uneven flooring, poorly installed fixtures, and inferior materials used. There was some help in resolving some of the problems initially. A major issue has been a leak that has persisted for over three years and remains unfixed. I have included some pictures to illustrate the state of repair I have been left with. The management and communication have been generally poor. I had to send multiple emails to follow up on the issue and remind them that it remains unresolved. Occasionally, the emails go unanswered, and it is exceedingly frustrating to have to chase the problem again and again every few months over the last three years. Apart from the leak, the main door was installed so poorly that I had to have remedial work done to rectify all the defects identified during the initial inspection, costing me Β£780. To highlight poor overall management of the apartment complex, both lifts in one of the blocks have broken down multiple times without being repaired for many days, and not once has there been an apology for the inconvenience. Additionally, the annual service charge demanded is Β£ 2,736 and does not seem to be justified by the services provided. Over the past three years, I have faced several issues. The lack of parking has made it challenging to address the problems myself, as most engineers are hesitant to take on jobs. The management's failure to support the resolution of these issues has been disappointing. I find myself caught between a rock and a hard place. I hope this review serves as a cautionary tale for potential buyers.

We purchased an off-plan property at Urban Green as owner occupiers. The main reason why we choose this development over other developments was due to the promise of landscaped gardens on the rooftop overlooking the Manchester skyline. This was featured heavily in the AI images in the marketing brochure. 18 months after completion there is no sign of the gardens and I have found out through speaking to fellow residents that these are not being built. The Heaton Group couldn't even be bothered to come clean and inform the leaseholders! Weeks after asking the Heaton Group about this they have a finally admitted that the gardens are not being built. People have been deliberately lied to and misled into buying at this development. Despite the main attraction not being built HG have increased the service charge by over 100%, compared to what we were told when making the purchase. The idea that the Heaton Group deliver on their promises is quite frankly laughable. Not to be trusted. Avoid!

As a neighbour living near Urban Green, I feel compelled to share my experience regarding an incident involving their commercial wheelie bins. My car was damaged when one of these bins was left out of the bin store, without any brakes on, during strong winds it blew across the car park of my building. The car was hit with so much force it was classed as a CATEGORY N write off, suffering a broken window and 5 damaged bodywork panels. Following the incident, I attempted to obtain CCTV footage, which I was told existed, to support my claim. Despite making four separate requests, I was denied access to this crucial evidence. This lack of transparency made it extremely difficult for me to prove what had happened and left me feeling frustrated and powerless. The claim took 33 days for them to conclude they are not liable. The incident happened nearly 2 months ago now and I'm disappointed by the lack of proactive measures taken by Heaton Group to prevent similar incidents in the future. I would have appreciated some reassurance that steps were being taken to secure the bins properly or improve their management procedures. What's particularly concerning is the current state of the bin storage area. As of writing this review, there are approximately 50 rubbish bags overflowing onto the pavement. Not only is this unsightly and malodorous, but it also poses potential health and environmental risks. While this clutter might prevent bins from blowing away, it's clearly not a proper or safe solution. My experience has left me feeling uneasy about the safety of my property. I believe Heaton Group could greatly improve their communication with affected parties and their overall approach to waste management. As a neighbour, I hope to see concrete actions taken to address these issues and prevent future incidents. The safety and cleanliness of our shared community should be a top priority. For clarity, I am the joint owner of the vehicle that was hit and the claim ultimately had to go through my car insurance without any liability taken by Heaton Group.

The team at The Heaton Group were brilliant throughout. I had some minor delays with my solicitor but the rest of the sale went through without any hiccups. I now have another property in my portfolio which is fully managed by their lettings arm and saves me even more time.

I was toying between giving them 1 + 2 stars for what they did. I had agreed to buy flats in their development Bishopsgate Gardens in Preston, once I had agreed the price, the market continued to become more active and the estimate rental value increased by c 10% pcm between going under offer and prior to exchange. The in house agent at their office was very good and hands on and kept pushing to try and get matters completed, (he was the reason I gave them 2 stars) at the point of exchange the developer `re financed` which meant unless you were a cash buyer no lender would lend on the scheme for the next 6 months. Whilst they immediately paid me back my significant non refundable deposits they requested (more than 2% of the value), they left me over Β£2000 out of pocket on legal costs etc. what makes matters worst, my business partner was offered one in that development the next day (as a cash purchase) for c 12% more than when they originally released the flats. I genuinely thought i was buying from a nice reputable developer, however because the market was become stronger and stronger they found a way to get out of the deals to anyone that was not a cash buyer. Now that they have just electric heating etc, I hope the values drop to less than what they were selling, whilst I was gutted as really wanted to buy the flats, on the basis they were going to be letting and managing on my behalf, whilst I am out of pocket for c Β£2000, I think maybe its a bullet dodged!
