    Stay away from this agent.Was renting a flat for 3 years,did loads of improvement pay with my own money,never late with rent.Now lm fighting for my deposit to be return because one wall was paited to "dark" and owen not clean. Lorrain very unprofesional and lying about stuff ,no anwsers to emails,playing victim when confronted,make sure you get all in emails not over the phone to have a proof!Should be zero star rating!!!

    Please avoid this Agency at all costs if you are a Landlord. Current tenant not paid since June 2023. Rental insurance was taken when the tenant moved in, however the owner cannot even be bothered to contact them to commence the claim. I'm over £6,000 out of pocket and its entirely due to this disgraceful company. I've lost count of the number of emails and phonecalls that are simply ignored and so have had no choice but to raise a complaint with the ombudsman.

    This establishment doesn't deserve a single star! My experience with Beech Properties, specifically with Lorraine, has been beyond disappointing. Lorraine's lack of professionalism in our interactions has been disheartening. I've been a client of Beech Properties' letting management service since 2020, and recent revelations have shed light on the mistreatment my tenants have endured. The disregard for communication is appalling; both my attempts and those of my tenants to reach out through emails and calls have gone unanswered, especially when reporting problems. This negligence has created an untenable situation for all parties involved. Gordon Cuthbert, as the Managing Director/Founder it's disheartening to witness the tarnishing of your company's reputation under your watch. Despite numerous emails expressing concerns, there hasn't been a single response. This lack of accountability reflects poorly on the leadership and damages the trust clients place in your organisation. Save yourself the frustration and steer clear of this subpar company. I recommend exploring Homesure instead for a more reliable and customer-focused experience. Their service is world class.

    I am writing this review with great concern and disappointment regarding our recent experience with Beech Properties, specifically at the Young Village Apartment, liverpool. We have been facing a continuous power outage for the past four days, which has caused immense inconvenience and disruption to our daily lives. Despite numerous attempts to reach out to Beech Properties and inform them about this critical issue, we have yet to receive any substantial response or assistance. The lack of power has affected not only the basic amenities but also our safety and well-being. Living without electricity for such an extended period is not only uncomfortable but also unacceptable. The communication from Beech Properties has been highly unsatisfactory. There has been a clear lack of urgency and responsibility in addressing this severe issue. As tenants, we expect prompt and efficient services, especially in emergency situations like these. The situation has forced us to reevaluate our decision to choose Beech Properties, and we hope that this review serves as a wake-up call for the management to take immediate action. We urge Beech Properties to prioritize the well-being of their tenants and address such critical issues with the urgency and seriousness they deserve.

    Warning to landlords thinking about using Beech Properties for managing their property. I have never come across such unprofessional organization in my life. They have a very interesting strategy to deal with client complaints about missing rental money and potentially fraudulent charges for repairs, they refused to respond to your email. My relationship with Beech Properties had a rocky start. A few initial rental payments were underpaid or were missed out, I tried to complaint but was met with a brick wall with the employee I was dealing with stopped responding to my emails when I tried to raise a complaint. I eventually managed to get the rent issue sorted out, but the strategy of ignoring client emails struck me as very unprofessional. Fast forward a few months and I find out they have a clause in the contract, which allows them to carry out repairs without prior approval from the landlord. When this happened to me, I requested a copy of the contractor’s invoice, which would have acted as proof that the works were actually carried out and the price quoted was actually paid. All I received was an email from Lorraine, who claimed the email doubles up as an invoice that there was no need for me to see the actual contractor’s invoice. When I insisted on seeing the contractor’s invoice, she stopped responding to my emails. I suspect they are probably running a racket, by potentially scamming landlords by either creating entirely fraudulent repair bills or adding a margin on the repairs cost and passing it on to the landlord, this is the only conclusion I can draw from such suspicious behavior exhibited by their employees and complete refusal to communicate. After the passage of a couple of months I am still waiting for a response and now I have no other option but to complaint to the ombudsman and start legal proceedings to claw back the suspected fraudulent repair bill. If there is a sane person at Beech reading this review, please respond to my emails so we can resolve this issue without the need for legal intervention.

    I am very much sad while typing this message. Beech properties- behave like a fraud. They have showed me a property and I was very much liked the property and was further proceeding with the same. Everyday they keep telling me that someone will contact you no one had taken the property, and their cleaner was their while I was vieing the property as well. Me an my husband were planning heavily as they verbally guarateed about the tenancy. But after 5 days calling them back again they tell me that the property has given to somebody else. It was such a betrayal. I feel so sad and having a shelter is evreybodys dream. Whether it is for buying or letting. I wont forget this experience and I wont reccomend them to anyone. The customer service was also poor. They have not given improtance to the common peoples mindset. make good clarity before viewing and agreeing. I have all the details regarding the mail as well. Please dont do this to anybody else.

    Amazing experience, with my first time renting I was quite nervous about the whole experience but I was put at ease and it was such an easy process, everything was explained perfectly and I moved in knowing everything I needed to.
