    My first time staying.( 27th December) room 13. First appearance the room was spacious, clean and warm. A nice bathroom. Only staying for the one night. I wouldn't managed another one in the same bed, it was a dreadful nights sleep, what sleep I got, something stabbing me in the back, It felt like a button that was attached to the mattress. Couldn't sort it out as noone around at 1 am, and tv didn't work, that would of helped distract me had it been. Didn't use the shared kitchen or facilities, though looked OK. OK for a budget night but not sure I would go back myself. Others staying there were rather noisy in the early hours which wasn't a great help while trying to sleep ( I got the impression they were more permanent guests) And what should be discouraged is guests ( may of been staff even)smoking directly in front of the main entrance door.

    It's first come first serve with parking there is 5 spaces the rooms are good some have there own little kitchen and only shower no bath the room was clean both times I stayed I would use them again as close to where my other half lives and nice area only one I don't like to much is it's near to the train track and you can hear them but not enough to stop me sleeping thank you for another lovely stay

    Me and my partner stayed here on a weekend when we needed a last-minute place to stay overnight. Will definitely keep in mind for future similar London stopovers... the room was pretty basic, but was nice, clean and simple, minimal, and comfy. Represents great value for money compared to the nearby Holiday Inn and Ibis etc . The communal kitchen and shared amenities also looked great (although we didn't use them) and the shower and bathroom were very decent. Only slight confusion from us was the lock-box / person-less pre-10pm check in was hard to navigate and felt not that clear from the instructions and confirmation email we had received . and trying to reach someone on the Saturday evening by phone out of "office hours" to advise on our check-in was harder work than it needed to be. Lots of redirected calls going to a voicemail somewhere. Some feedback from us is that maybe this could be improved by clearer instructions. But was probably partially our fault as well. No issues with the room, and having a few places out front of the property to park the car was also great. Would definitely stay again.

    Decent place, comfy beds but a little funky. Smells a bit strange in the hallways (maybe due to the shared kitchen?), there were dirty towels and cleaning supplies left in our room and there isn't actually breakfast provided (which is fine, just don't advertise that there is), it's just a shared kitchen. The train noise isn't too bad, but you can hear them. Overall it's a decent budget stay, convenient check out and check in. Bed was super nice, location is good. (but it's actually at 10:00, not ,11:00). Good not great budget option

    Not really a hotel, so shouldn’t ever charge hotel prices! I booked a one night stay and I confess that I hadn’t really done any research: I just needed somewhere to stay after a family party in the area. The family room we booked was large enough and had an adequate bathroom. However, the walls are paper-thin and you can hear conversations from other rooms. It is also right by a train line (and I’m talking less than 20m away) so very noisy. Whereas the room had been advertised as β€œbreakfast included”, we hadn’t realised this meant you have to cook your own in a shared kitchen, then wash up afterwards! Also, since checkout is 10am, there are 3 other families all trying to cook at the same time. This made it feel like living in a student house or youth hostel. I’ve no problem with either of these, but I wouldn’t expect to pay Β£135 a night for the privilege!

    I have really enjoyed living in Flexistay, the rooms are so neat and clean. I guess the best room is room no. 4 as it has the sliding doors to the back side due to which you can have an amazing view of outside. The best part is the kitchen as you can prepare anything. Overall this is the best option to stay in Sutton as the train station, super mart , high street everything is near.

    Rooms were lovely and clean, kitchen well stocked. Staff very friendly. Unfortunately parking outside was full, local street spaces was available after 6.30pm - 8.00am. Would stay again.

    I had to make an impromptu journey from West Yorkshire to London because my father was critically ill in hospital. I used booking.com to find this place, which was conveniently sited, reasonably priced and had good reviews. However, when I arrived I was admitted by a woman who had a very poor command of English. She had no interest in checking me in or even taking any of my details. She just kept saying, "Just me okay". I had absolutely no clue what was going on but she proceeded to take me upstairs to the bedrooms. She wore a very short skirt and seemed unperturbed that she was showing me her red knickers beneath. I could smell tobacco on the landing and had more misgivings. She then took me into the room where there were two single beds (mattresses) on the floor. One was neat enough but the other had clearly been slept in. There were personal possessions strewn about on the second bed and on the floor. She told me that I was to sleep in the tidy bed and she would sleep in the other!!! This was absolutely not what I had arranged with booking.com and when I queried the plans she got annoyed and threw me out so that I had nowhere to stay at all. So far booking.com have been totally useless in rectifying this situation and I am still out of pocket since they charged in advance. They are also still listing it as a suitable place to stay. However, I would strongly recommend that no one stays here at all, no matter how tight your budget may be.
