   Horrible experience dealing with this estate agent. Dishonest advertising of what was supposed to be a 2 bedroom open plan flat to rent in civic square RM18 Tilbury led my wife and I to believe we had potentially found our perfect home. Just to be sure, my wife even called the agency to make sure it was definitely a 2 bedroom flat. Despite being booked in initially at 16:30 for a viewing, due to the constant stuttering and lack of confidence in what we were being told over the phone, my wife decided to call again an hour before the viewing to make sure we were definitely booked in. We weren’t, so we would have turned up for nothing :) Anyway, we booked ourselves another viewing for 16:45. Surprise surprise, the agent turned up late. Did we get a call to say he was running late? No. We called him and he told us he would be 10 minutes. Surprise surprise, this turned into 25 minutes stood outside the flat baking in the sun. Cherry on top? It was a 1 single bedroom flat with a separate living room and small kitchen. It gets worse. When I confronted the agent about the false advertising, he was incredibly rude and told me “yeah but it can be used as a 2 bed if you use the living room area as a bedroom.” Dishonest agency, unorganised and pathetic to be honest, stay away from this agency!

   I wanted to let my property short term I decided to go with Hills Estate, they did not disappoint. They found the tenants and were fully transparent with all parties that it was a only for a year or maximum 18 months. They regularly inspected the property and upon return of the property they made sure it was exactly how I gave it to them. Uwais in particular was a pleasure to deal with, top service from him.

   Hill Estate is a highly unprofessional and incompetent estate agent. Be warned about using them to rent out your property or renting out one of their properties. In the latter case, they will steal your deposit and breach contracts they themselves have signed. Notably, they sign contracts agreeing for example end of tenancy dates but then are quite simply too stupid to understand these documents are legally binding. When they try to claim additional rent out of greed, they try and say they "revoke" the contracts they themselves signed. Would you trust your property with an agent that doesn't understand basic contract law? I know I wouldn't. What's more, it's readily apparent that when they mess up, they try and cover their tracks with the landlord. They don't just cost tenants money, but cost landlords money too. Avoid at all costs! EDIT: Hills Estate have responded: "Which property are you referring too. Without an address. Cannot answer your query". This suggests that if its not clear to them, they must be getting constant complaints - a huge red flag for a business in its own right. Even more reason to avoid!

   Disgusting company, disgusting people. Think it’s acceptable to house people in vile homes which are hazardous to health. AVOID. They will lie and tell you anything just to get your money.

   if there is minus star l would give them, As Hill's managed property for > 4 years, as we agreed for three years and when it finished asked to have property back Hill's never answer to my email or called (once they know), till l took legal action before ending the 2 weeks noticed been given by solicitor, they sent email to received the property, when l received the property it is simply demolished leaking path and kitchen and damaged the walls and doors in addition there was four loads of rubbish removed half by the Hill and l spent £650 for the other, and l have spent £ 5000 for refurbishment and needs more.

   I think it makes perfect sense this estate agency has a low rating with most recent reviews giving 1 star. Quite possibly the rudest and most unprofessional estate agency I have ever spoken to. PSA: For anyone considering using this place to sell your property, I’d reconsider. Your potential buyers won’t actually be able to view your property without a rude man scaring them off.
