   I recently rented a property through this agency and was extremely disappointed with the experience. Although the online pictures looked promising, when I collected the keys, the property was in a very poor state. It was messy, unsafe, with broken wood, dangerous cupboards, and a dirty back garden infested with rats. We returned the keys the same day, but it’s been over a month and a half, and we still haven’t received our refund. The agency is unresponsive, unprofessional, and does not address our concerns. Overall, I am very disappointed and would not recommend them.

   I had a very disappointing experience with this letting agency. I paid £1,634 (plus holding deposit£196)for a property that I was not allowed to properly view before payment(I asked to come directly to property address but the lady pushed me to come straight to office because they closed soon).When I entered the property the same day, I found it was not clean, not safe, and not fit for habitation, and it was completely different from how it was advertised,(photos /video was old that they advertised, when the flat was new) I informed the agent immediately and returned the keys, and I never moved into or occupied the property. Despite this, my refund has still not been returned. Communication has been extremely poor. My calls have not been answered, and I have repeatedly been told to “wait” while my money is withheld. The situation has caused unnecessary stress. I tried to resolve this professionally and directly, but the lack of accountability and the ongoing delays are unacceptable. Based on my experience, I would strongly advise others to be very careful and avoid this agency.

   Personally from previous experience I was unsure about trying Ashton Burkinshaw again as I had a negative experience previously. However, during my journey the past few days and the situation I have recently been put in everyone has been especially kind and friendly. I’m so happy I decided to give them another chance. I’m not too sure who I spoke to on the phone but she was really lovely and kind also Ruby the person who completed viewing today with myself and my parents was so understanding and kind considering the situation and multiple questions that we had. Thank you so much Amber and team ❤️

   “Our residential tenancy agreement with Ashton Burkinshaw in Maidstone is fast approaching its 14th anniversary. Naturally, over this considerable period of time there have been various staff changes in all departments, and it has been a pleasure dealing with them one and all. Whilst they have maintained a high standard of professionalism, it has been tempered with compassion when the odd difficulty has arisen. The staff have been approachable, and have a great understanding of the business that they are in. They have managed to continue the feel of a local service branch even though they are now part of a much larger organisation. The current Branch Manager, Emma Miller, has maintained, and might I say improved on, the standards set by previous managers with her enthusiasm and obvious love for her job combined with an in-depth knowledge of her industry. These are difficult times in residential letting and Emma is a credit to Ashton Burkinshaw in the way she conducts her business.

   Following a burst pipe disaster in my home, Emma quickly understood my dilemma, was very kind and arranged a viewing at a suitable property the same day. She then negotiated on my behalf with the landlord and kept in touch until I was able to secure it with a deposit. Emma has been straightforward and helpful throughout and I would recommend her and the team at Ashton Burkinshaw to anyone looking to rent.

   Went to view a property today in allington. Which required two busses from where I am with my 2 year old in the pram on a cold and wet afternoon. Wasn’t given a house number walking around in the cold and wet trying to find the property off what looked closest to the house in the pictures. To find the agent had already left and had barely waited 5 minutes. Despite a call to inform we were running a little late due to traffic. Absolutely unprofessional service from mark (I think his name was) and the AB team In Maidstone, hope the landlord sees this comment and thinks twice about you looking for perspective Tenants for his property if this is how you treat them!!!
