   They let me move into a flat that was infested with black mould that had clearly been painted over. The mould started to come through the paint within a week of living there. Told me it was my responsibility to pay for professional mould removal (upwards of £600) when it was clearly an issue with the previous tenant too. I was starting to become unwell due to the mould and told them that I would need to move out for my health. They tried to deny me leaving the property until they were threatened with lawyers and court. Eventually they complied and even found me another property to live in. I lived in the mouldy property for 1.5 months but had serious health issues due to the mould for over a year after I moved out. I noticed after a week of moving out that they had painted over the mould again and put it back on the market. I feel so sorry for whoever moved in after me. When I moved into the second property that they found me, they neglected to tell me that the water bill was included in the rent and that I was not eligible to pay anything to Thames Water directly as the landlord pays it. 6 months in, I received a bill from Thames Water in the mail for over £300 for an estimated usage for the first 6 months of living there. Due to not being told that it was not my responsibility to pay this bill, I paid it. Which means it was double paid and I was owed a refund. The next bill I received, 6 months later, was for over £2000 (due to my meter being a joint meter with multiple properties). I was still none the wiser that I was not supposed to be paying the bill for this property and I started contacting Thames Water and Via Properties about a potential leak. Even during my many many many emails and phone calls with multiple members of the team at Via Properties, I was still never told that the water bill at the property was not my responsibility. We went back and forth for a year trying to fix this non existent leak until I eventually moved out but still had a debt of over £2000 in my name and was owed a refund of over £300. Only in January 2025 (which was 20 months from when I got the bill for over £2000. During this time I was still in contact with Via to try and fix the leak so I could be billed correctly) I was told that the landlord was laying the water bill and that I should never have paid. I called Thames Water to tell them this and they said that what they needed for my account to be closed, debt to be dropped, and to be refunded was just a confirmation phone call from the landlord and quoting my name and account number. I told this to Julie straight away who said she'd get right on contacting the landlord about this. I heard nothing from her until I chased her and there was always an excuse as to why this wasn't sorted yet. Eventually in August 2025 she passed this onto Enzo. Enzo said he'd get right on the landlord to do this and that it'd be sorted straight away. I've emailed Enzo MANY times and even called the office to try and chase this. Each time I'm either met with an email filled with excuses as to why it's not been done, or and put of office email saying he's going to be away for the next week, or the answer phone ladies saying he's not available and that they'd pass on a message for me. Anyway it's 3rd November 2025 as I'm writing this, which is 2.5 YEARS since the issue first arose and they said they'd sort it out no problem asap for me. I have not heard from Enzo or Julie in 2 months. I am still owed over £300 from Thames Water which they will not refund me until the above is completed and there is still a £2000 debt in my name and I have debt collectors calling me every day even though I have explained the situation many times. I would NOT recommend using this company. They rent out mouldy properties and tell the tenant it's their responsibility to fix. They are terrible at answering their emails (I've found Enzo to be the worst) and they NEVER answer the phones. If you have a problem with your property, don't count on them to fix it - you'll be left waiting and chasing for almost 3 years.

   At the beginning of our rental search, we were interested in a property through another agency, only to later discover that one of the partners was involved in both companies. This created a clear conflict of interest and gave the impression that both agencies were working together to maximise their own financial gain rather than act transparently or in our best interest. Throughout the tenancy, communication was poor. Enzo, the company owner and our main point of contact initially, was frequently unresponsive and often went silent at key moments, leaving important queries unanswered. On one occasion, the agency even entered our property while we were out of the country without providing any prior notice or consent — a serious breach of trust and tenant rights. When we chose to terminate the contract early, the agency imposed multiple charges, including an administration fee, an early termination fee, and an additional £600 for cleaning — a fee we did not agree with and which was applied without providing the official move-out itinerary report. These charges felt unreasonable and unfairly imposed, it was their word against ours without the report. Overall, the experience was unprofessional and unnecessarily stressful. I cannot recommend this agency. Prospective tenants should proceed with caution, be aware of potential conflicts of interest, and ensure everything is fully documented in writing before committing. We had taken photos and videos but these didn’t hold up when we were disagreeing with charges.

   We rent a flat through this company, we've spoken and met with Ollie, Esin and Enzo and they are all lovely, friendly, professional people. The flat had a couple of issues which we raised after we moved in and they sent out an appropriate contractor asap and dealt with the issue, which is all you hope for in those situations. So we are very happy to be renting a nice flat from them and appreciate their quick communication when we have contacted them.

   It was one of the worst experiences with an estate agency ever had. Rented a fully furnished property which ended up being unfurnished, ( the contract stating furnished property ) forcing my hand to accept the ''new conditions''. Countless issues with the allocated parking spate, PCNs over PCNs, Debt collection agencies, absurd cleaning fees which are illegal according to Tenants Fee Act 2019. The deposit is still not released. Had to take them to court. If you renting with VIA PROPERTIES, good luck.
