    I rented a property for 4 years via GPS Lettings. They were fine throughout the tenancy when a substantial amount of rent was going through them and they were happy to take the commission. However, once my tenancy ended their behaviour palpably changed towards me, imposing costs that actually feel quite spiteful given how well I looked after the property and the effort I made to care for it and leave it in excellent condition. They were not clear about the returning of the keys, which I returned lunchtime (my lease had ended at midnight the night before). They imposed an extra full day’s rent despite the fact that no tenants are moving in for several weeks. I took the tenancy over from tenants that had to leave their tenancy early. When I moved in the property was not in an ideal condition, some damage here and there, they had teenagers that had put things on the wall etc. There were also some items in the garage such as garden equipment, bicycles, a bed base and some other items. They had told me that most of the items were left by the landlord and as the garage was large and I knew the landlord now lived in Australia I had no reason to not believe them. I am now finding that I am being charged for: 1) Removing items I never left, that do not belong to me. 2) Cleaning throughout the property despite leaving the property far cleaner than when I found it - the oven was filthy as was the fridge and the kitchen cabinets. The bathrooms were also not cleaned and I had to scrub them all before they were usable. 3) Repairing a hole in the kitchen wall which I can prove was there when I arrived as I have photographic evidence 4) Redecorating costs. I was there for four years and the paintwork was already tired when I arrived and took over from the previous tenants so I really do not think the cost of redecorating should come from me. The landlord is clearly trying to rip off the tenant to pay for their wear and tear costs and GPS Lettings are fully endorsing and supporting this despite knowing full well that all these claims are untrue. Their representatives physically inspected the property on a yearly basis and I was always complimented on how I had kept the property in β€œexcellent” condition. Yet when it comes to returning my deposit they come up with spurious and false claims in order to keep hold of my deposit which is a substantial amount. I feel particularly aggrieved given I acted as a letting agent and gave tours to at least four prospective tenants and their families, one of which decided to take the property on after me. This was despite the fact I was extremely busy myself packing and also working from home, I took time out of my schedule to help them. They also sent prospective tenants without even telling me (the first two they emailed me about, then no further contact was made, they just sent them along without even asking me). In hindsight I should have made them carry out their own viewings. I feel utterly betrayed by GPS Lettings and the landlord they are fully supporting to make these petty, spiteful and unfounded claims against me in order to extract more money than they have already had. After taking nearly Β£100,000 in rent and yet they still want more. This is nothing but pure greed and I am leaving this review to help others to warn them not to trust GPS Lettings and to hopefully help to prevent it from happening to anyone else. They may act friendly but believe me, as a tenant they will do all they can to help the landlord extract money from you in whatever way they can. Avoid at all costs.

    I've encountered an incredibly negative experience with @GPS Lettings regarding a property on Downbank Avenue, DA7 6RT. They have proven to be dishonest and deceitful, prioritizing money over honesty and fair dealing. Upon our initial viewing, the house appeared freshly painted, giving no indication of severe damp and mold issues. However, despite spotting some marks in the master bedroom, we were assured by Evelina at GPS Lettings that these were typical of an older property. Trusting their word, we proceeded with renting the house and moved in after two days. Merely 10 days into our occupancy, we noticed widespread damp and mold across walls, ceilings, and even in the kitchen and toilet. Despite our efforts to ventilate and heat the property, the issue persisted and spread further. When we reached out to GPS Lettings, they brushed off our concerns, claiming their responsibility was solely to relay messages to the landlord. They didn't provide the landlord's contact information and showed no intention to address the issue, only urging us to clean the damp ourselves. For months, we tirelessly cleaned the damp every weekend to maintain a livable environment, but the situation worsened. The mold and damp adversely affected my children's health, causing allergies, breathing problems, and mental distress. After relentless pursuit for five months, I escalated the matter to the Council Environmental Health Department. Despite inspections confirming severe damp and mold, GPS Lettings made minimal efforts, only installing a small fan in the bathroom. Even after nine months, they failed to rectify the issue, insisting we remain in the house for an additional two months for a solution. Faced with their negligence and unwillingness to resolve the problem, we left the property before the original 12-month tenancy agreement ended. Now, they refuse to return our deposit and demand rent for a property we no longer occupy. Their sole concern appears to be the landlord's interests, employing deceitful tactics to extract money. They absurdly attribute the damp and mold to tenant-generated vapors. These unethical practices have caused immense suffering and stress. In response, we've filed complaints with their regulatory body, seeking the return of our deposit, compensation for financial and psychological losses, and a refund of the nine months' rent paid for an uninhabitable property

    I am really sorry to say our experience with agency is not good. We did not knew the demp and mould condition of house before moving and suffered alot whole period we stayed. My kids and me got skin reactions and ashtma problems in this house. The truth is that agency staff is blaming us for house condition. Staff behavior was rude they were instructing us to clean walls, and roofs every week with bleach. Even I was in third trimester of my pregnancy I was cleaning their walls with bleach. We just end the contract early I could not let suffer my new born. GPS knew condition of house but they giving pressure on us, We did not left your house filthy and dirty. We know very well how to keep house clean. The things you are talking are all wear and tear, except the walls and roof.You don't need to be worry about our young children we just end contract for our children sake, your company even was not ready to solve the issue. We rented a house for living we paid you for that. We were not rented to clean your house dirt. So please stop posting such nonsense comment.

    If you really want a good house for your money, then avoid the GPS lettings, as they are crooks and want money without providing services. They rent damp and mouldy houses with new paint. The damp and mould can be worse just after a few days of moving.

They have been extremely professional, supportive, friendly and efficient in helping me to take over the tenancy and have made a very distressing time for myself and my children a lot easier.
