    Seriously has a cleaning problem. There were dust rolls every corner and the room was stinking mouldy. Run away at the first light of the day Location was ok. Better alternatives could be found for that money. I do not recommend.

    I recently stayed at Edinburgh Rays Guesthouse, and although the property feels a little outdated, it has a lovely original UK charm that makes the experience special. The rooms are clean and comfortable, and the overall atmosphere feels warm and homely. It’s definitely worth the value if you’re visiting the UK and looking for an authentic local stay. The only downside is that there’s no lift, so you’ll need to carry your luggage up the staircase — something to keep in mind if you have heavy bags. Overall, a pleasant and cozy stay for travelers who appreciate traditional style and good value!

    Stayed here with friends for 3 nights. Our room was in the basement and was pretty spacious. It had comfy beds and good quality bedding. The ensuite was compact, but the shower was decent. It's great to have parking at the property, we parked and walked or used Uber into the city centre. There was a nice reasonably price cafe for breakfast nearby (Earl Grange Cafe?). This was on a nice street to walk into town from, with some lovely restaurants and bars, and access to the Meadows. I felt this was a nice place to stay for a reasonable price.

    It was a small room with double bed TV was very small ,when I booked it was advertised bed and breakfast but when we went for breakfast the dining room was locked so I rang them and they said they had stopped doing breakfast,so they need to advertise bed only,but other than that is was okay.

    A good place to rest for your money. Not far from all the sights of the city, a warm blanket and clean bed. The breakfast was a nice bonus, and the beer bottles on the cupboard were unpleasant. In general, the impression is not bad

    Too far out of city centre. Very small, weak strength shower & one toilet shared between 6 rooms. Kept awake most of the night by an intermittent rattling noise which I could not find the source of. Very annoying. Breakfast adequate.

    Lovely little guest house! Was very pleased with how clean the room was and despite it being a shared bathroom, it was also super clean and very close to the bedrooms, so not a bother at all. The breakfast was simple but still plenty of options which was thoroughly enjoyed. There was no staff on site but they sent clear instructions prior to arriving and was assured they would be there if needed. Had a brief interaction with the staff during breakfast however who seemed very nice! Overall would definitely recommend this place, it felt safe, clean and peaceful

    Welcoming and responsive host, decent sized room and amazing shower, only had breakfast once but what we had was really good. Had a really nice time, the beds were cozy. Only problem for us was the other guests, who during the night were a bit noisy but that's not the fault of the hotel. Only about a 30 minute walk to the city centre. Would stay again.
