Do not book this place!! We arrived and nobody opened! After hard knocking at the door an old lady opened, clearly drunk, and told us she cannot have guests because she does not feel very well. We booked months before and were not informed about it. She told us she booked us in another house, Motel-style without breakfast. Had to pay again. Very sad and disappointing.

If I could give it zero stars I would!! After paying upfront and even completing an online early check-in when we arrived there was No answer at the door infact it looked empty so I rang up also no answer. Got a return call from an Irish lady who just said I've overbooked and that I would need to find alternative accommodation no apologies nothing absolutely shocking and disgusting. Over 300 miles for nothing.

Very comfy beds , lovely breakfast and what a great location if your spending the day in Edinburgh centre as the number 3 bus across the road from Emerald takes you there and back . We stayed in a room with 4 bed .

Bed comfy, sheets etc clean. Headboard dirty. TV remote disgustingly dirty. When we got there were told it wouldn't be possible to be given breakfast as workmen had not turned up so dining area unfinished! Alternative of 'Morrison' s' given! Off road parking is a single drive so if there is more than one car, could pose problematic in morning when guests checking out at different times. We couldn't park on it as it 'wasn't finished' so had to park in the street. When we checked out at 7.45am after 2 night's stay, we had to ring the bell. The woman appeared on her dressing gown looking very dishevelled. She asked how many night's we'd stayed! She did knock money off for the lack of breakfast but really?! No way to run a B and B! 1 star is generous!

This is the 2nd time I’ve stayed at this guest house, the landlady couldn’t do enough for us, she is very friendly and helpful as are all the staff. The rooms are lovely and very comfortable with lovely onsuite shower room. The breakfast was excellent with plenty of choice. It is very central with a bus stop right outside into Edinburgh. I will certainly be going back for more visits.

Spent one night in Emerald Guest House with my boyfriend. The place is easily accessible by bus or by car, bus stop is just in front of the house. We found our room and the whole house neat and tidy and very well equipped. Breakfast was amazing, great range of choice served in a lovely conservatory. Would definitely recommend Emerald House!
