   I had a truly lovely stay at the B B Hotel in Edinburgh and cannot recommend it highly enough. From the moment I arrived I was greeted by smiling, genuinely helpful staff who immediately made me feel welcome. That warmth carried through the entire stay, from the attentive waitress at breakfast to Olga the manager whose professionalism and presence set the tone for the whole place. The room was perfectly prepared, with soft towels and an ideal temperature that was neither too warm nor too cold, one of those small but crucial details that makes all the difference. I genuinely felt at home away from home. The location could not be better. I travelled by train from London and the hotel is a literal stone’s throw from Haymarket Station, which is also very close to Waverley although Haymarket is definitely the stop you want. Breakfast was very good, fresh and satisfying, and the French pressed coffee from the kitchen was the crème de la crème, an absolute highlight. A lovely stay from start to finish and one I would happily repeat. PS: They also took care of my luggage so I could do a last-minute shopping after I had checked out. Thank you Olga.

   We loved this wonderful boutique hotel right near Dean's Village and not too far from Old Town, The Royal Mile, Castle and the tourist areas. The hotel was quaint & charming, the staff were very friendly & helpful, the breakfast had a nice variety of choices, including options for a freshly cooked meal served by their wonderful kitchen staff. Our room had a beautiful view of the cathedral and castle; I pre-ordered (fake) rose petals, chocolate and wine that were all displayed nicely in our room when we arrived. Also, the sheets were amazingly soft & comfortable! A side note: if you have mobility issues, the lift was very small (could only fit one person & their luggage at most), so we opted to take the stairs to and from our room. However, this was not a problem for us. Thank you for a welcoming stay for our first few nights in Scotland.

   Beautiful Georgian townhouse located in a peaceful and verdant residential area. The B+B offers a cosy bar and stunning library to rest and unwind after a daywalk. The bedroom was comfortable and spacious with a recently renovated bathroom. The latter would benefit from some layout adjustments, such as more hooks to hang the bath towels or clothes and a mirror shelf to store and/or display personal beauty care products throughout the stay.    Hotel in a beautiful Victorian house. Close proximity to the downtown area. Inhouse Bar. Friendly staff and nice breakfast. Rooms are gorgeous, spacious and super comfortable. We were very satisfied!

   Excellent location in the heart of Edinburgh. Very helpful and friendly staff. The rooms are well kept and modern, as well as comfortable. Our rooms had a great view of Dean's Village. Breakfast was simply the best! We had the best omelettes we've ever had, in all honesty. Excellent food, with many options to choose from. We highly recommend you stay here when visiting Edinburgh!

   Beautiful place, nice breakfast and pretty central. Only rating 4 stars because it could be much cleaner in the room and because the cleaning ladies completely ignored the fact the towels were on the floor and instead of replacing them, they put them over the radiators to dry… super odd

   The staff are amazing. The location is on a quiet street that is not far from princess which had a lot of shops and gorgeous views. Took me about 30 minutes to walk from DVD hotel to the Royal Mile for my tour on Monday. I'd loved my room because the walls were purple. The style is simple, but certainly sufficient for any stay. The bed was more comfortable than I feared and I got a decent night sleep. Don't love the water pressure, but that could be typical for all the buildings in the area I just don't have enough experience to know. The breakfast in the morning was great with a friendly staff and a wide variety of options to please any dietary restrictions. If you're American, be warned that the meat and eggs maybe what you consider undercooked. The food is good just different from what I was used to and I enjoyed it both days with my stay.

   A very conflicted review. My expectations were probably too high having read reviews before I came here. Firstly it is definitely not 4* a far more accurate rating would be 3* this is not a huge negative; it is great value for money and perfectly pleasant but lacking any touches you would expect of a 4* establishment. Positives: Friendly staff, great location, large rooms, great shower, entrance lobby Negatives: Decor in rooms dated, large Stains in carpet, breakfast (incredibly slow service, incorrect order & burnt) We stayed 2 nights at end of December 2022. I would stay here again but would have much lower expectations and only if I could get a good deal on the room.

   No hot water!!! Spoke to members of staff who said it was to be expected with it being so cold and the building so old and to run the shower for fifteen minutes and it would get hot. We did and it didn’t. Second day ran for over half and hour still cold. Found a pair of socks covered in dust behind the chair obviously not been vacuumed for quite some time! Breakfast was brilliant and Heather was lovely. Bed very comfortable and location great just spoiled by the lack of hot water and vacuuming of room

   This was the most expensive place for the least comfort and amenities I have ever stayed in. The bathroom was small and inadequately clean, despite requesting a room with a just a king bed they insisted we take a room with a lumpy pull out sofa as well because we had our son with us, and this increased the cost of the room. The bed was terrible, the lumpy sofa even worse, the breakfast was acceptable but nothing more. The best parts were that they let us leave the luggage in the morning when we went to walk around the city, and visiting the adjacent 5 star hotel bar on the night we arrived - which incidentally quoted us a room for the night only marginally higher than this icky B+B. This was truly disappointing.
