    I honestly have 0 idea what the negative reviews are for. Probably the competition is just stung severely with jealousy and frets over it. This place is just marvellous! My room was quite spacious and welcoming. Everything was as described, and all amenities were present and working. Coffee and tea were also provided in abundance. The entry instructions were easy to follow, not to mention guests receive a video guide to enter the building.

    Great hospitality. They allowed us before the checkin time as the rooms werent occupied. At the day of check out, they were very kind enough to store our luggages with them as we headed to sight seeing and we had evening train. The rooms were clean and the products give were neat and clean. Keep up the great job..

    It's been a really good experience! The room (room 1) was very clean and cozy, looked just like the photos, the wc was separated from the shower and they were a bit small, but for the prize, it was super comfortable. They gave us clean towels daily and there was gel and shampoo. Also it was within walking distance from the city center and with lots of nice cafes near for breakfast. They also let me check in earlier because I had problems with my flight, and the service was very nice and helpful! :))

    Impossible to sleep. The noise from the busy street ( cars, lorries) was unbearable ....the whole night cars passed . You had the impression that they were driving through the room. I never slept worse in a hotel. And since there was nobody present impossible to complain. The bathroom was not integrated but opposite the corridor.

    If you're looking for luxury and top quality this isn't it. Beds and decor mediocre to the point that my husband left early. However I slept fine. The room could be cleaner and smarter but there are lots of things in it's favour. Spacious room for two with pretty much everything you could need (see photos) except perhaps a few drawers. Great shower and warm and quiet room. Very secure. Only 5 minutes walk from loads of great little restaurants and cafés. Super cinema round the corner and easy to get to main tourist spots. The Meadows and canal cycle on yr doorstep.

    Amazing for the price!! The host was very helpful and me and my friends felt very comfortable staying here. We are 3 18 year old girls so security was a big thing for us and our room was very secure with 3 levels of locks / codes / keys. The room was perfect for our 2 night stay and the location was good. Beds were comfortable and the welcome pack was useful with things to do and places to eat. Would come again!!

    The room my partner and I were in was lovely. Stayed just before Christmas and couldn’t ask for a better location, close to a few supermarkets so easy to pick up dinner/snacks barely a 5 minute walk. The room was lovely had a TV and a hot water jug. The bathroom was modern and shower was fantastic. The real stand out was the staff, found them to be responsive, highly accommodating and (most importantly) friendly. Absolutely would stay again!

    What a massive disappointment, you could look at it as just a place to sleep and change but with 2small children a room needs to be safe, clean and welcoming at the very least. The building looks dilapidated and in need of some renovation. The main door led to a filthy corridor that housed a forest of leaves and dirt, navigated 2 flights of stairs with a buggy, and through a further 2doors, we were in the room. When we got through the door we were hit with a smell like a stale ashtray. Not at all what I envisaged on my 4 hour journey to Edinburgh, and definitely not what my hubby spent good money on. The faults with this place are endless - broken and dangerous parts around the room and more importantly in the bathroom, facilities were either dirty, broken or empty, with the exception of plenty of coffee sachets. This establishment not only needs to be massively renovated but they also need to look at their prices, not value for money AT ALL. Stay away if you don’t want to be disappointed

    I was mis-sold and influenced by false advertisement of this hotel (if you want to call it that)/room. THIS ROOM SHOULD COME WITH A HEALTH RISK. Disgusting is the nicest way to put it. We would have had a nicer stay on the street down with the unfortunate homeless. Dirty, no so called ' Tea/ Coffee maker. If you called a kettle a coffee/tea maker then why don't my 2 do that? Metal edges off tiles ripped off, toilet roll holder spins 360 degrees as not held in with screws, glass shelf hanging out of the wall, window in the bathroom wouldn't close, hair dryer was hanging off the wall via double sided sticky tape, food left on the floor from previous brave people, dirty towels and red wine stained bedding! I took me wife and our two young children to this hotel to spend it Edinburgh for my wife's 40th birthday. What a shambles and unsafe, dirty, scumhole. Best part about this hotel was leaving :)

    Overall great stay. Clean and more comfortable than I'd thought it would be from the photos. Two fairly comfortable double/ queen beds. Window opens wide for air. Bathroom is great for American folks (good size with single faucet sink and large shower with reliable hot water). Shampoo and conditioner in shower. Not sure how the heat works since it wasn't cold when we visited. Teak kettle with instant coffee and tea provided. Hangers in room. Check-in directions were a bit unclear but we managed our way through the three doors with codes to our room. It is about a thirty minute walk from old town center. Plenty of restaurants five minutes away. Would stay here again.
