   Our stay at Eliza house was appalling at best. One of the lights in the room wasn’t working since check in, bathroom was not cleaned with hair in the bathtub and a probably dirty towel still on the tub. On our second night, both the lights in the bathroom had nearly dimmed out and the light by the mirror died within half an hour. When we called the reception, we were told nothing can be done and that we should just use the lights from the bedroom to use the toilet (do we really keep the bathroom door open while we use it?). We were then told a night shift start would come and check, and all they said when they came to check was that since there is still some light, there’s nothing they can do, only because there isn’t complete darkness. We were advised to call if the lights went out in the middle of the night instead. The management needs to do better to cater to guests.

   Do not book this hotel. It was one of the most unhygienic places I’ve ever stayed. The bathtub had stains and hair, and the bathroom lights didn’t work at night. Despite reporting the issue, no one was able to fix it. The night staff claimed it wasn’t an emergency because the light was "dim"—but the bathroom was practically pitch black. Another staff member said we should keep the bathroom door open while using it, as if that was a reasonable solution. They expected us to just deal with it until morning. The hotel itself was poorly maintained, and the staff were unhelpful and dismissive. Overall, a horrible experience.

   Our stay at Eliza House Edinburgh was a mixed experience. On the positive side, the staff were helpful—when we arrived early, they kindly stored our bags and had already carried them up by the time we returned to check in, which was a big relief given we had three large suitcases and the building has no lift. The beds were comfortable, and all of us managed a solid night’s sleep. We also appreciated the quirky wallpaper and individuality of the room design, which gave the place some personality. That said, the reality of our room didn’t match the impression from the booking photos, which mostly showcase the best and most updated spaces. The bathroom in particular felt dated and in need of attention. The sink had separate hot and cold taps, making it hard to use comfortably. Our room also had squeaky floors, a unique smell, and a TV/Wi-Fi setup that never really worked despite a service visit. Smaller touches, like plastic-wrapped cups instead of proper glassware and a duvet that didn’t fully cover the extra bed, also made the stay feel less comfortable than expected. Overall, we were grateful to be safe and to rest well, but at the price point, we did feel a bit let down compared to other hotels nearby that were more updated and better value. Future guests should know that while there are nice rooms here, the standard ones may not reflect the glossy photos online that snagged our attention and made a desirable impression from quite a distance away.

   The hotel was just a short walk from the Tram but also walking distance to everything you needed. We had room 1 which was an extremely large room with really comfortable beds. Tea & coffee facilities in the room but the hotel also supply free tea, coffee & pastries in reception area In the morning. It was everything we needed for our short break exploring Edinburgh. Would recommend if you are looking for something offering good value.

   The hotel was quaint and loved the decor. The beds were comfy, and plenty of towels were provided. The staff was wonderful and very accommodating to our needs. The location is a 5 minute walk from Haymarket Train and Tram station. We easily walked everywhere. Everything was just as described. There is no lift, and all communication clearly states there is no lift. The hotel sends several messages stating this and advises if a lower floor room is needed to contact them directly if one is available. The hotel met both our budget and travel needs. We did have an issue with the hot water, HOWEVER, after letting the front desk person know they fixed it while we were out the same day.

   Perfectly located, close to bus and tram and even walking distance to many sights. Rooms were good and quiet, the beds were comfortable. Hotel deserves some TLC.

   Quite a large, vintage style room, clean. Bathroom was also fine. Free coffee and snacks in the morning. Having said that, the space outside smelled damp and musty. Would consider booking again due to the excellent location and decent price, provided care is taken to maintain it well.

   Had a lovely stay here. Cheap and cheerful. Ended up being on the top floor which was a bit of a climb but it was clean and the staff were lovely. Loved the tartan carpet. Central to Edinburgh city centre and all the sites. A bonus was they let us leave our luggage there as we arrived early before check in and also after checking out so we were able to go around Edinburgh without carrying around our luggage.

   Conveniently located a couple of minutes from Haymarket station, and a reasonable walk into the centre of Edinburgh via Princes Street. The hotel itself is mediocre. The decor is a little garish. The twin room should be renamed the Goldilocks suite, with one soft bed and one hard one. It's alright for a short stay, where most of your time will be spent elsewhere, but it's not the most restful place. Parking in the area is an issue. A little disappointed this was very prominently featured on Booking.com
